  • Hiya - yep, still in my jimjams, littlest one tucked up under blanket next to me on sofa watching cartoons - bliss!!! :D Eldest two on their way over from their dad's so I guess the noise starts then! :rolleyes:

    I don't think they can use the same deposit because until the house is checked over doesn't it sort of 'belong' to my landlady?! :confused::confused: Other problem is current letting agents have no houses in my area that are suitable - just my ruddy luck! I'm on their list for updates though, and I think because I have been a nice, quiet, ideal tenant they would prefer to keep me if they could! :D

    working in letting agents i know how things work, and what they can legally stop out of it.

  • Most agents wont let you use the bond to carry on to another place, we have done it at ours a few times but ended up getting 'stung' last one was were tenant assured us all was well, she moved into new place and we went next day to do check out only to find she had somehow 'broke' the bath... massive crack in it!
    But serious, you have to identify fare ware and tear, also they cant charge you for replacements of new stuff if you have damaged something, only a % cost (most tenants dont know that) The bond must be registered with a dispute service of some kind and anything your not happy with threaten to take it to dispute.. normally makes them back down.
    Also legally your deposit must be returned within 14 days, unless they have had to send in a contractor, but they should tell you about it first.
  • Thanks honey :beer: I know it is held in a Deposit Scheme account, and that they should pay it back within 14 days. I didn't know about only having to pay a % cost of replacement stuff. Will definitely pick your brains when it's time to move out.

  • yeah, its down to the fact that they would be replacing say, 'an old' carpet with a new one,Even if it was new when you moved in it would have been old when you moved out, the landlord has to foot some of the costs :) we had a few go to dispute, the landlords were claiming £600 for various repairs the TDI allowed them £184 on that basis.
