Do Good Pics on Rightmove Make Much Difference?

    My comments.
    I much prefer the photos from the second agent but both sets are ok.
    We originally put it up for £279,995 at the end of March but have now reduced (in 3 stages) to £249,995 - all at the advice of the ea. In that time we've had about 8 viewings but no offers. I think people are put off viewing because

    The bedroom sizes are small. What we call the second bedroom is especially tiny.
    There is no separate dining room
    It's close to the railway.
    The market is !!!!! at the moment

    The ea have both said the price is competitive and are surprised it hasn't created more interest.

    I'd be interested in the thoughts and criticisms of others.

    some good points in each link but some negatives in each link.

    prefer number of photos of 2nd link. too few photos in 1st link.

    but photos better in 1st link, it is not zoomed in like in the 2nd link and gives an idea of the space in room and how things could be configured in the room, it makes it easier to figure how a bed and storage etc can be accomodated in the room. in the 2nd link even though there are more pictures but most are zoomed in and space around the bed etc is not easy to make out and the room seems smaller. same applies for the photos of the lounge and kitchen in respective links.

    lounge seems a lot smaller in 2nd link, same goes for kitchen. in 1st link the lounge shows how one can have 3 sofas and still have space where as in the 2nd one one wonder whether there is space for 2 sofas.

    for kitchen again the same, one can see that one can fit a small dining table easily whereas in the 2nd link the kitchen seems smaller and not easy to make out how big a table can be accomodated.

    also in 1st link doesnt mention space/plumbing for washing machine available but mentioned in 2nd. important for people like me, same goes for dishwasher in all adverts but mentioned in both links in ur case. in ur 1st link space/plumbing for washing machine not mention and i had to reaaly look in the photo to see if there was indeed a space available. also in the 1st link kitchen photo there seems to be a 3rd appliace at floor level, is that a dryer or freezer etc, mention space / wiring / plumbing / ventilation available as appropriate to what ever appliance that is on the right of that photo. this bit is cut out in the 2nd link.

    wall colours are not to my taste (2 shades of green, purple, pink, blue and yellow all in 1 house) but thats a small point.

    bedroom photos need to be zoomed out like in 1st link. but u need to have photos of all bedrooms like in 2nd link. garden photo looks as if taken from a corner and cuts most of it out as it seems zoomed in. try to zoom out in all photos basically to give a feel of the space available rather than concentrate on only some features.

    one concern for people like me is what type of tree it is in the garden close to the building. if the tree is of the type whose roots only have a central stem that goes down deep then no problem. but if it is of the type whose roots spread out all over for miles into the house walls and foundations etc then it is a cause for concern. agree having a tree in a small garden looks nice but not so nice if it damages the walls and u foot a big bill for repairs or worse foot a big bill for repair to the neighbours house for damages caused by roots from the tree in ur garden:eek: .

    Your house looks nice. It's well presented, I like the tree in the front garden. If anything I would have taken the pics from the other side so there is a little more emphasis on the front door and not the garage, but I think that's a personal thing for me - the face of a house has to include the front door.

    There's nothing in the pics that would put me off as such. Great pictures would have to be defined as those taken by professional photgraphers using a wide angle lens. Whilst it does the job of fitting most of a room into a photo, the result can be disappointing for viewers because a room that looked huge in the photos is not that big in reality.

    I'd expect it to be at the bottom end of the price scale in terms of four bed detached properties because the bedrooms are small. Check everything in town in the same price range. I'd always rather sell at the bottom of a price range because you hit the people who need a certain number of bedrooms but can't or won't stretch financially far enough for bigger rooms.

    agree with doozergirls view about small bedrooms and pricing needing to be on lower side of 4b detached houses for the area. i have no idea about the prices in that city. but the house looks nice, so pricing might be the issue why the house hasnt sold

    I agree. The rooms look poky in the 1st agent's pics. The 2nd agent's pics disguise that. At least that is more likely to get you a viewing.

    We are certainly at the bottom end of the scale for 4 bed detached houses in the area. There are two other 4 bed detached houses at the same price as us out of a total of 25 4 beds (detached and semi) between 240,000 and 280,000.
    Between 240,000 and 250,000 there are 29 houses with 6 (mostly 3 beds) cheaper than ours.

    This is one of the worst cases I've seen of stretching the definition of 'four bedrooms'.

    From the measurements I'd have called it 1 bedroom and 3 box rooms.

    Edit: posted before I read Doozer's post above. Quite right, these are rooms for people who need to segregate a specific number of areas.

    Well I agree. The builder has made 4 bedrooms out of a 3 bed house space.
    But I suppose it appealed to us so I'm sure it will appeal to someone else at some point - hopefully!
