but the only thing that really matters in this market, is price.

Ok. It's currently with 2 agents.
The first (was sole with them for about 2 months)

My comments.
I much prefer the photos from the second agent but both sets are ok.
We originally put it up for £279,995 at the end of March but have now reduced (in 3 stages) to £249,995 - all at the advice of the ea. In that time we've had about 8 viewings but no offers. I think people are put off viewing because
The bedroom sizes are small. What we call the second bedroom is especially tiny.
There is no separate dining room
It's close to the railway.
The market is !!!!! at the moment
The ea have both said the price is competitive and are surprised it hasn't created more interest.
I'd be interested in the thoughts and criticisms of others.0 -

It looks nice but when we looked we wanted two doubles, two doubles was better for us than one double and two singles, we have a lot of visitors - I know you can't change it but you have one double and 3 singles (smallish ones at that) so I guess your target market is a family with 3 squabbly but small childrenPerhaps empasise the good schools, proximity to leisure centre/park/whatever

I see your point. When we bought it our reasoning was this. When I was young I had to share with one of my two brothers. If someone had said then that I could have had my own bedroom but that it small I would have bitten their arm of for it.0 -
I saw a bedroom picture on rightmove once that had a "rampant rabbit" sat on the bedside table! I LOL'd553780080

I think 'great' pictures are essential. I'm speaking as someone who has been house hunting for a fair while too.
If the pictures are a bit naff, I'll bookmark the property, think 'will check back tomorrow and poss make a booking', then likely forget and not bother. If they make the place look awesome I'll write a note and leave it on my keyboard so when I wake the next morning I dont forget to make the viewing!
The only thing that will secure a sale is the price, yes, but in order to get viewers through your door to make you offers in the first place you need to lure them. Think of it like fishing with a prize maggot on the hook or a stale bit of carrot. Buyers have lots of choice at the mo and there is no rush so we arent breaking our necks to view anything that comes up on budget.0 -

Good pictures are a must for me and I'll work out what's missing - if there are 2 photos of a the garden but only 1 internal picture I'll be thinking the rest of the house is going to be a let-down....
I am also a big fan of floor plans - I can get a sense of the scale of the rooms and whether the layout would work.0 -
westv, The details are perfectly fine. I don't think you have any problems with either of them. That leaves the lack of interest to the price and the market IMO, which you know better than us as we aren't local. The only general point I'd make is that your asking price is now below the 250K stamp duty boundary which has got to be a good thing. How long has it been at £249,995?0
