Do Good Pics on Rightmove Make Much Difference?

When I scan the latest houses that have "sold" there doesn't seem to be any connection between that and a good set of pictures. At least where I am anyway. Does it really make that much difference or are room sizes and location far more important? If people still think it's important then I think I'll post my house details for everybody to pull apart (constructively :) )

Another point. Lights on or off? I've seen mentioned before that, when having a viewing, all the lights should be switched on even in daylight. Is this correct or would it seem odd to have all the lights on when it's not nighttime.

    ^^My EA turned on all the lights when carrying out viewings of my property.

    Makes the place look bright and cheery I suppose.


    As for pics - well I think a good set can definitely draw someones interest.

    If the place looks a dump in the pics, people will just gloss over it, regardless of room size or location. Not always, mind - but if it looks like the seller can't be bothered to make the place look great in the pics, then you wonder what else they cant be be bothered doing with the place.

    I rent, but I've only ever looked at places there were photos of.

    Even if they're just cameraphone photos, that's enough to get a peek at the place.

    If I was the home owner, with the money an estate agent charges, I'd expect them to do something as trivial as take a few photos of the place.

    As a renter, I see no photos as them having something to hide.

    Well it wasn't really a question about photos or no photos. It was more a question of average photos or excellent photos.

    estate agent (big firm present over uk regions) told me once that if there are no photos then assume something wrong and thats why no photos. so many buyers like me might not even get to viewing the brochure unless the price is 'eyecatchingly' low if the property is without photos.

    obviously good set of photos would matter to quite a few buyers. the more eyeballs u get to view the advertisement, the more the chances of viewings and sale

    although if there is an adequate description of the rooms along with sizes (in both metres and feet) i would still look at the right move links.

    things i dont bother seeing in order of priority to me

    1. room sizes mentioned only in meters. i cant be bothered converting. so these properties go to the bin (bin yes and not even last priority) in my priority list

    2. inadequate details of room sizes etc in brochure / advertisement

    3. 'offers over' xxxx advertisements, as i have no interest in getting into bidding wars

    4. under offer properties and still being advertised

    5. vendor in chain

    6. vendor waiting to sell and then wants to find a place to move to later

    7. vendors insisting on removing fittings etc as i am not a 'DIY' person and prefer ready to move into type of properties

    just mentioned these things because i thought it would help you target the type of buyer that u r interested in. in this market i would target any available type of buyer and hence try to accomodate as many types as possible and hence make the advertisement / brochure very good even if it is expensive. that might get u a faster viewing / sale.

    Good photos make some difference to me, but not as much as a good price! I prefer the place to not have me paying for other people's choice of home decor, so I'm looking at phtos to show any details like room size, window style, door style rather than whther I like the curtains or wall paper. Clean and tidy is beneficial, whatever the 'style'. In a standard residential propertyin similar locations at the same price I'd be keener to see the good photo one I guess.

    For me, room sizes mentioned in feet and inches but not metres are an anoyance.. I can't be bothered converting either, and I threw away my feet and inches measures in 1972.

    I believe it is the bad picture that make a difference! We are now all acclimatised to good pictures and accept them.

    When those rooms look like they are shot in a coal shed - not nice.
    When the outside looks like it is part of Beruit - not nice.
    Narrow shot that don't display the width of the room, making it look smaller are not exactly an asset either.
    GOOGLE it before you ask, you'll often save yourself a lot of time. ;)
