    Back in 1988/89 house prices peaked, the fell until 95. In 96/97 prices started rising, but some house types and some areas rose quicker than others. Also in about 2000 some locations "leapfrogged". There is no certainty what happened 20 yrs ago will repeat itself, the current circumstances are different. But bear in mind in 1976 my 1st house cost 3 times my annual salary, and if I was on that same salary pro rata, the same house would have cost 7 times in 2007. We may have some way to go yet!

    STR has high transaction costs plus the disbenefit of not living in your own house. Isn't it possible to take the same punt on house price by using house price futures more cheaply with less hassle? Could it be that viewed in the perspective of a futures transaction STR looks too risky?

    No, because if you had a house worth £200k last summer, you could sell it for £200k. The futures market currently predicts it will be worth £135k in Winter 2010, so there's no profit on a short position until prices fall over 30%.

    If you are planning on moving up the property ladder, as most people are, then you'd incur transaction costs whenever you next move anyway, so you are just paying them up front at a time when you can pocket a lot more cash from the sale of your house.

    If it pays off, STR can help you get a better house without increasing your mortgage or even with a reduced mortgage. It's not for everyone but if you are single and young(ish) then it can make a lot of sense. It's speculation, but then so was most BTL once rising prices made the yield nonsensical around 2004/2005.
