Remortgage Completion Question
Ok, so offer in from Natwest, and I know this is a stupid question but my Fixed Term ends on 30th November. The ERC is £8k so I want to avoid this - do I ask the solicitor to complete the new mortgage on the 30th November or the 1st December? I've done this process a few times now, but I cant remember and I don't want the…

Likely mortgage rates by mid 2023?
I’m wondering if anyone has an informed view of what a typical 5yr fixed mortgage rate is likely to be come summer/autumn 2023 (based on a 60% LTV). My current deal is 2.09%, fixed until October 2023. I’m concerned if rates do hit 5-6%+ then it will add several hundred pounds a month. Drastic action would be needed to keep…

Salary issue
Hi guys, looking for some advice. long story short, I started the process to get a MIP a month ago but the broker I used wasn’t very helpful or good, so I paused the process until I was back from holiday. I also have a default due to drop off my file in 2 weeks so waiting for this to occur too. anyway. Our company was sold…

Mortgage in Principle requirements
Hi, I was wondering if someone could point my in the right direction with regards to a mortgage in principle. With regards to showing income I am under the impression that its 3 months worth of pay-slips that I would need to show. Is this correct or does it vary depending on who you are dealing with? Thank you :)

DIP declined from current lender (requesting 15%) not sure why
My mortgage DIP from Halifax ( My current provider ) was not necessary declined however they are requesting a 15% deposit when I only have 10%. Im not sure why this has happened? I have no late payments, no defaults, no CCJ's. I look at my credit file and the only thing I can assume possible is my credit cards. I normally…

Mortgage product being withdrawn - Time to panic .. or?
I was outbid at the last hurdle a week after a vendor was deliberating my offer and have now been contacted by my broker (L and C) to say that the mortgage product I was interested in is going to be withdrawn (3.51% with cashback, 80% LTV / 3.38% /75% LTV) - and that I have to complete my application by Weds end of day…

One off payment on mortgage
Hi guys, Last year I borrowed £10000 secured against our property, the rate for this was on the standard variable rate. 6 months ago I made a repayment of £5000 using a direct transfer from a current account to my mortgage account (same bank). Today I’ve found out that the payment was split between my mortgage and my loan,…

sub-prime mortgage sold to another lender - why do payments not reduce?
Hi, 2008 I got a self-cert mortgage from Future Mortgages (Citi Bank, I believe). Subsequently this has moved to Pepper/Engage. I assume Future bundled a load of mortgages and sold them at a discount to exit this market/cut losses. I bet Engage paid a pittance and the actual debt must be amortised on Future's books. Why is…

Charging order/ Debt sold on

Does Arrow Global now own the charging order ?I have looked at the title register and Drydens Fairfax request written notice. I wish to request a suspension so…

'Refix' Mortgage Calculation Tool
https://app.nous.co/refix What do people think of this? I'm considering paying an ERC to refix on an outstanding £500k+ mortgage 😬 (And to be clear, I have no connection to this tool. I found it via an article in a well-known tabloid)

Product transfer rates
First post- getting panicked about mortgage rates like so many others :( Our fixed rate is up at the end of Dec 22 and for simplicity sake (we have gone from being employed to setting up our own Ltd company), we are looking at getting a product transfer with the same lender (Leeds Building Society). I can't see what deals…

Remortgage Conveyancing
When we purchased the property, we used a local firm and were generally happy with the service. We're now at the point of remortgaging and have gone through L&C, who have referred us to a conveyancing firm on their panel that are based up north (we're in the south). Aside from price, assuming they are both on the lender's…

ERC seems low
Hi all 2 year fix @1.84% with HSBC comes to an end with HSBC 30/09/2022. 2 year fix mortgage offer @2.10% with Virgin ends 28/09/2022. Solicitor has asked if I want to complete 01/09/2022 however doing so I would incur an ERC of £113.34. This seems low to me but could it be correct? I have copy of the redemption statement…

Natwest mortgage overpayment no option to reduce term
Hi, I have a mortgage with natwest and when wanting to overpay 10%, it automatically reduces monthly payments but there is no option to reduce the term. I was hoping to make some interest savings by overpaying, keeping the payments same and reducing overall term. Anyone else had similar experiences with Natwest?

Mortgage security breach - need to file a complaint
Hi, My ex partner and I have a joint mortgage and we divorced a couple of years ago. The house was sorted out under a Meshr order via a consent order of our divorce and we have a number of trigger clauses that can evoke a sale. That's not the issue but it's just to give context that we are sorted and have declared this to…

Remortgage - what happens now?
I've never done a remortgage before, only applied for a brand new one to purchase a house. I've just had an email from Natwest approving the mortgage and saying the offer will be with me and the legal team by COB tomorrow. I'm using the fee free solicitors as part of the remortgage. So I'm just wondering if anyone knows…

Fixed rate up in June 2023 but should I remortgage now and pay ERC?
We are currently on a fixed rate with Nationwide (2.04%) which ends in June 2023. To remortgage now, we could fix for 5 years at 3.34% with Nationwide but would have to pay the early repayment charge of £1400. I appreciate no-one knows what the interest rates might be when we can look at remortgaging next year but do you…
