the effect of late/missed payments
Hi, I know that lots of similar questions have been asked but... Do late payments have less on an effect as they get older? On my Experian report it shows the number of late/missed payments in the last 12 months. Do they have less on an effect after a year? I know that they remain on file for 72mnths, Thanks midlander

Unsure about 5 year fixed rate now.
I've had a final offer from Platform Home Loans for a BTL mortgage which I thought what I wanted at the time. I've not exchanged yet and I'm probably about 3 to 4 weeks away. The deal I got was: 75% LTV 119k - 5 year fixed 4.09% then 5% BoE BR Repayments £405.00 pm - Prod fee £1999 with £500 cash back added to loan.…

4.44% vs 5.14%
Due to a combination of factors, mortgage-wise I only have two options with Halifax. One is a 2 year fixed at 4.44% and the other is a 5 year fixed at 5.14%. Now normally I'd immediately think "go for the 5 year fixed" due to the impending rise in interest rates - however as 5.14% is already pretty high I'm worried that…

Mortgage application after suffering a repossession.
Hello. During a nasty marriage break up we had our house repossessed. This was 15/16 years ago. Since all that time I never heard from ex-wife or the bank, so I have no idea if the house was resold for profit or loss. Since that time I have had no problems passing credit checks whenever I have had to have one. So my…

HELP! Trouble providing proof of residential history
Have a bit of a dilemma, we have been approved for a mortgage and have an agreement in principal. Our offer has been accepted and the vendor is not in a chain, so is moving things forward relatively quickly. The lender has sent back a checklist of documents required before everything is finalised, bank statements, pay…

Mortgage - Bad Credit
Afternoon All ! I have a mortgage question... I have previously been on a DMP and have 3 defaults showing on my Experian credit file , defaults are from February 2012. My Equifax file looks significantly better. All defaults were settled in full during 2012. I am on the electoral register and have been running a post…

Remortgage - question about affordability.
Hi, I am overdue for a remortgage and have an appointment with the financial advisor that I usually use on Thursday, they have organised several mortgages for me in the past and I'm happy with them but I'm now in a situation that I wasn't in previously and need advice prior to going to see them. The mortgage is currently…

New mortgage or remortgage
We own a house with a value of £180k but our mortgage is only £97k so our ltv has reduced from 88% to 53% in 8 years. We do however have £15k debt and some negative impact on our credit files. We are keen to get rid of this debt and start again. We don't currently live in the house as we rent it (we have consent from NW)…

Equity Loan question
Hi all, A quick and hopefully simple question! I am investigating mortgage options, not looking to buy immediately but hopefully within the next 12 months. Could someone advise me how to correctly use these mortgage calculators when taking an equity loan into consideration? Should I include the equity loan component as…

What's the rough ball-park for what banks loan?
This may well be a piece of string but am just curious as to what banks today are *very roughly / rule of thumb* loaning, in terms of: - n times salary of a teacher (the missus) who has been in steady employment since university, history of "good" credit, no CCJs etc? - Someone who is self employed (me) with approx 1.5…

Negative Equity
My wife and I are currently in a situation where our flat is worth significantly less than what we owe. It was purchased new on a builders 25/75 shared equity deal. Looking at a realistic selling price I would be around £10k down to clear both the mortgage and shared equity loan. Due to an unexpected arrival late last…

Best to rent out or pay off mortgage?
We have second house worth around £90k and mortgage on current house left to run is about the same... we are not sure whether to sell house and use money to pay off mortgage or whether to rent the other house for next 7-8 years whilst still working and then sell house. Problem is that rent would be around £500/month at a…

Annoying.
This morning we applied for an AIP with Platform. Just received an email from our broker to say it's been declined due to 'lack of credit information'. This must because we don't have a credit card I'm guessing.. Right? So therefore we don't have a credit score I suppose. Annoying cause I checked my credit report on…

Getting a Broker
Just out of interest, as I won't be looking for a new mortgage for a year or so, how do you go about getting a broker? The two times I've needed a mortgage, I've just gone with Nationwide who I bank with. If it makes any different, it will be a single application (single mum) who works part time and I have quite a bit of…

Changing LTV
We own a house worth £180k with a mortgage of £97k giving an LTV of 53% (it was 88% 7 years ago). We would like to clear some debt and would like to know what happens if we sell the house and buy a house in a different location that is only £100k? What does this do to the LTV - would we need to keep it at 53% or within the…

Halifax Mortgage Promise
I was just wondering if people knew how long I should expect to wait to receive a mortgage promise from Halifax? I already hold a mortgage with them but I'm looking to move and my current mortgage is solely mine whilst the new mortgage will be jointly held by myself and my husband. I did it yesterday online and haven't…
