Renting - Can't access communal garden
I started renting from a housing association recently and when I viewed the property and on key handover day I was told the rear garden was a communal one for all 10 tenants to share. However unless you live on the ground floor you can't access it due to the bolts on the gate. Does anyone else have this issue? The…

AGM motion vote and count
I want to put forward a motion in our AGM, but in a way that doesn't stimulate much negativity.I am thinking of putting it like "does anyone object X?". Usually in our AGM we have a presence of about 60% of the shareholders. Should we consider the following 40% that didn't attend as non-negative i.e positive votes, given…

Hi All, Section 1 of the form requires me, as the seller, to identify who is responsible for maintaining and repairing boundary features. All boundary walls are party walls and so does this mean I should select 'Shared'? The other options are 'Seller', 'Neighbour' or 'Not known'. Thanks in advance!

The Damage Bamboo Plants Can cause
Was amazed by this article.., yep it was in the DM but there are pictures, its not a false made up story. Oven fumes from neighbours
I rent a victorian flat and since new neighbours moved in to the flat below, I've been experience strong oven fumes permiating through the floor boards. This isn't the smell of food or ingredients being cooked, but the byproduct of gasses/fumes coming from the oven. The fumes lurk in the flat for a few hours, and in worst…

Rights to a house when you’re not on the mortgage
Hi, I’m just wondering if anyone can help with a legal question. My partner of 7 years (fiancé for last 3 years) has abruptly without warning told me he wants to end relationship. We rented initially and then looked for a house to buy, but as I was newly self employed I couldn’t go on mortgage and at the time I had to sign…

Complicated situation!
First of all thank you for helping! So we currently own a property it is where we live. Asking price offer
Hi There, Friday lunchtime we offered the asking price on a house. We didn’t hear anything Friday, so yesterday I called the agents for an update and they said the seller hasn’t got back to them to accept the offer. As we’ve offered the full asking I am confused with what the hold up is, I am guessing they’re waiting for…

Update on This crack looks ominous....😳 lender has commented "evidence of movement"
I'm buying this house and viewed it again and noticed this big crack on the stairs/landing. There's 2 of them that are very long/high. I'm now thinking I need to upgrade my home buyers survey to a structural one. Agreed? I hope this isn't anything too serious, any thoughts?

Getting a mortgage with marker on fraud database.
I’m wondering if anyone can help… At the beginning of last year (2021) I began the process of buying a house through who I thought was a broker, recommended by a couple of friends- who have both used and completed through. At first I didn’t think much of what was going on, he got me a DIP with Nationwide but then further…
