Hi All,
Section 1 of the form requires me, as the seller, to identify who is responsible for maintaining and repairing boundary features. All boundary walls are party walls and so does this mean I should select 'Shared'? The other options are 'Seller', 'Neighbour' or 'Not known'.

No I don't know the answer hence the question. Where a boundary feature is a party wall does this generally mean the responsibility for maintenance and repair is:
A - Shared or
B - Seller
I have discounted the other options which are 'Neighbour' and 'not known'.

It's a terraced house with a small garden. Party walls on either side of the house and a party wall that separates the property at far the end of the garden. Have you looked at both yours and your neighbours title plans and deeds?They can be downloaded from the LR website for £3 each (so £12 for the lot) immediately...If none of these give you a definitive answer then you're best to reply 'not-known', as anything else can leave you open to liability in some way if incorrect.If your buyer wants to do any additional investigation/checks then it's up to them to arrange them.

So actually you just mean there are walls between your garden and next door's garden? How have you decided they are party walls?
