Section 1 Boundary information on Property Information Form TA6 query

Options
Hi All, 

Section 1 of the form requires me, as the seller, to identify who is responsible for maintaining and repairing boundary features. All boundary walls are party walls and so does this mean I should select 'Shared'? The other options are 'Seller', 'Neighbour' or 'Not known'.

    No I don't know the answer hence the question. Where a boundary feature is a party wall does this generally mean the responsibility for maintenance and repair is:

    A - Shared or
    B - Seller

    I have discounted the other options which are 'Neighbour' and 'not known'. 

    I also note your remark about forum rules and will keep my queries within the same thread from now on.

    When you say the boundaries are party walls are you talking about a completely landlocked flat with no garden?  Or exactly what do you mean?

    I was banking on that option no longer being the case after getting some advice.

    It's a terraced house with a small garden. Party walls on either side of the house and a party wall that separates the property at far the end of the garden. The rear of the property has a party wall that separates it from the property behind it.

    Have you looked at both yours and your neighbours title plans and deeds?
    They can be downloaded from the LR website for £3 each (so £12 for the lot) immediately...

    If none of these give you a definitive answer then you're best to reply 'not-known', as anything else can leave you open to liability in some way if incorrect.
    If your buyer wants to do any additional investigation/checks then it's up to them to arrange them.

    So actually you just mean there are walls between your garden and next door's garden?  How have you decided they are party walls?
