When to start packing
A question for everyone who is packing now. We are selling our 3 beds house and we are 2 adults and 2 kids. I do not have a moving date yet and we did not even exchanged contracts. My solicitor told me we are aiming for end of October. When should I start packing?

Lease extension valuation/figures
Quick question, if the the cost of extending the lease of property (formal route) is calculated using a set formula (minus all the legal fees and other costs), can/why would the price vary depending on whether the survey/valuation is done by the freeholder or lease extenders surveyor/valuer? in short why would i need to…

Frustrating buyer
Firstly apologies for my rant in advance. We are selling our shared ownership flat and things are hopefully near the end. Recent works were done for which we need to contribute £10,000. We are leaving this money as a retention. But our buyer keeps raising more and more enquires relating to this. Her main concern is that…

Rental yield calculation - why not just use the deposit?
Hi everyone. Can someone please explain why BTL yields are calculated using the full property value, rather than just the deposit I’ve put down for the mortgage? As I see it, I’m interested in the return I’m getting from my actual investment, rather than the notional value of the house. Ie. If I have a BTL worth £200K and…

Right to Manage costs
Hi, I am part of a residents association that is exploring right to manage (RTM). We are a 30 flat block in the Ealing area. We want to get advice on the process so how much should we be expecting to pay for our legals or consultant. I'm also aware we have to pay for freeholders legals. I estimate at £3k based off google…

Potential deposit loss
My OH has moved area for a different employment - the plan was for me to move down at a later date (Beginning Nov) once I had sorted out schools etc for the children. Partners had a wobble (I'm gong down to talk to him) but he's essentially not as settled as he had hoped and that the job isn't what he was "sold it" as.…

Septic tanks and mortgages
Hi everyone. We're going to see a house this afternoon that looks pretty great for us. Problem is, it's got a septic tank in the garden. From the look of the house I'm going to assume that no records have been kept about the septic tank and how it's made up. So we're worried that it'll fall foul of the latest rules…

Buying land on an existing property
We've seen a freehold bungalow for sale, asking price 170k but it states the front and rear gardens do not belong to the property and currently owned by the leaseholder who rents them for 1300 per year. However, if we buy the bungalow there's an option to buy the gardens (land) for an extra 25k. Asked the esrate agent are…

Deposit protected 9 months late
Hello I'm moving out next week and I was looking for the deposit certificate and realised I never received one. So I searched the three deposit sites and found the one it was registered on, but 9 months late. I just had a few questions about writing a letter for compensation up to 3x the deposit. I'd really appreciate the…

Neighbours extending existing basement, terrace house, no party wall agreement
So we have a little late-Victorian terrace house sandwiched between two student houses (and, honestly, the various students have always been decent neighbours!). One side was recently bought by a new landlord, who's doing some work on it, so there's no one currently living there. A couple of weeks ago a builder came round…

Paying for property with cash and credit card
I have a couple of bonds due to mature within days of my (hopeful) completion date. My solicitor has confirmed they will accept payment in cash (80%) and credit cards (20%), without incurring any fees from them. But I wanted to check if the credit card payment will be counted as a cash transfer or a purchase, by the credit…

True Cost of Renting?
My son is pondering renting his house out circa £1000pm and renting something in a different area for around £500pm. I am aware he will need Mortgage Lender approval to rent (Current mortgage £390pm) (although I know it does allow temporary rent for up to 2 years after which Mortgage has to change to a Buy to Let at a…

Land Registry restriction removal
Me and my parent were tenants in common. We had a form A restriction on our property. I have bought her share out and she's moved to her new place. There was a solicitor who dealt with the transfer at the time. But now I realised the restriction is still on the property. How do I remove it. On the rx3 form I don't have the…
