Time between return of searches and exchange
I'm sure it's a bit of a how long is a piece of string question, but.. Searches are due back in two weeks, assuming they don't bring up any problems, how long roughly is it from then to agreeing a completion date? And can a date be set for exchange of contracts and completion before the searches come back? Thanks.

Selling with Strike (formerly Housesimple)
Hello, I have had 5 estate agents to value my property and I am thinking I would like to list with Strike. I am happy to do my viewings and use the online portal/app. What concerns me is I have seen some negative reviews where people have tried to arrange viewings and not been able to contact Strike/hear back from them. I…

Deposit
My husband and I are currently renting but want to buy. The original plan was to wait until late next year as I have a default on my file from 5 years ago. It was an oversight and for an amount less than £400 but I know I need to wait until next year when it’s cleared. However, we need to locate across country and would…

Early termination of rent - landlord not fulfiling conditions in the contract
Hi Before moving into the current home, I asked the landlord and agent to install an extractor fan (as the kitchen was small and right next to the smoke alarm). When I came to view the house, the previous tenant was cooking and the entire house felt really 'soaked' with the smell, so I asked for an extractor fan. The agent…

Hi all, Not sure if this is in the correct thread but hoping someone will be able to advise or point me in the right direction. Basically, we've had a lot of work done in our homes (council) on this scheme thing they've been doing and they and their subcontractors have made a right mess. We were originally down to have an…

No EPC provided yet
I'm just over a month into a property purchase and I haven't been provided with an EPC for the property yet. Using the EPC checker online, I can see that it actually expired on the day I viewed the property. It wasn't included in the RM advert or any of the particulars provided by the EA. Should I be pressing the EA asking…

How much will this affect what we can borrow?
So my husband bought a house in his name 2 years ago as I am self employed and it just seemed too much hassle at the time to add me on too. We are having our house valued tomorrow and having a meeting with the financial advisor afterwards to see what we could borrow now. What would the process be like adding me on to the…

Served notice without valid Energy Certificate
I've been having ongoing issues with my landlord who threatened to evict us back in May as he had an offer from someone to buy the house. His notice back in March was invalid as it didn't give the 6 months required at the time and also, didn't have a valid Energy certificate attached. He then served another S21 in June,…

Buying house - steel lintel, no building regs cert - not happy with indemnity!
Hello! So we're buying a forever home and we love it. We've spent close to £2k on solicitors/surveys etc and we're virtually packed and ready to move. The current owner (a builder) removed a load bearing wall and put in a steel lintel. All sounds fine, no reason to doubt his work at all. The survey stated that no signs of…

Buying a home during the current climate
I am a first time buyer and I started looking for a house at the start of 2020 just before the pandemic. At the time there was a lot more properties available on the market, I would visit around 3 houses a week, and it was definitely a buyers market. Obviously since COVID-19 hit, it’s become a sellers market, limited…

Locating owner of unregistered land
Hi all, I’m trying to find out who owns a piece of unregistered land I’m interested in. I’ve followed the advice online which says one option is to buy the title register/plan of an adjacent property.
