Permission for a summerhouse?
Our house is one of a terrace with landlocked gardens at the rear. A next-door neighbour is planning to erect a summerhouse at the end of his garden. Are there specific rules regarding the height of a summerhouse and its distance from boundaries? I suspect that it will be used for as a bedroom for a child / children. Could…

Rental failed mandatory electrical test
My understanding is that the managing agency should provide me (the tenant) with a copy of the report is this correct? But they are keeping a low profile, I only learned about the failure when the electricians contacted me to arrange the remedial work. Usually the agents would also be in contact. It's not as if this is a…

Hello all your lovely knowledgable people - would appreciate your opinion and advice: I am buying an amazing house; large driveway and gardens with a council-owned park next door. On the land registry the boundary lines show a small triangle of white 'not-owned' land within what I would consider my property boundaries (on…

Advantages of using mortgage broker
Are there any advantages to using a mortgage broker instead of going direct to a bank if you know which lender you want to go with? For example, does an offer with a mortgage in principle from a mortgage broker carry more weight than one from a bank direct?

Rented house - how do you know when they were last updated?
Hi, I see it mentioned quite a bit on here that when in a rented house tenants say "the carpets were last done in X year, and the decorating done X years ago", before they moved in. I just wondered how people knew this? The house I rent was built in 1997 (I think) and although the carpets are hoovered, they're in an awful…

Mortgage broker saying I have to prove insurances in place-is this right
Hi, so I used a broker for my mortgage. Following my mortgage offer, I repeatedly got calls from someone in their office saying they needed to have a meeting with me to discuss insurances. I declined this meeting as I am the sort of person who prefers to search the market myself, choose my own insurances etc and so I have…

FTBs building survey found 'rising damp' in 1930s semi - likely causes and best next steps?
Hello, We're FTBs and had our building survey back for a 1930s semi in Manchester, which among other things (needs rewiring, windows don't have lintels etc.) they have identified "rising damp". They used moisture metres and found damp on the lower sections of all ground floor external and internal walls. There are also…

Estate Agent fees negotiable
Hello, sorry if this comes up a lot on here, I’ve found an Estate Agent for my sale, they have given me a good valuation and say their rate is 1.25% but they are open to negotiating the rate, what would be a fair rate that I could ask for? Could I, for example, suggest 1% or 1.25% if it sells at full asking price?
