Many threads missing.
I'm only seeing three pages of threads in House Buying, Renting & Selling so it only goes back a few days. Other subjects still have hundreds of pages. Anyone know what's happening?

How to check if a lender is kosher
As pensioners trying to sell our own property plus two buy-to-let properties in order to buy a new build, my husband and I have no option but to look to a bridging loan for a short period, in order to secure the new build whilst we are selling our existing properties. I have researched both local and London advisors and…

Advice please Renting to parents
Hi looking for some advice please. My husband and I purchased a BTL property over 5 years ago to subsidise our pensions when we retire. It has been rented out ever since until my parents asked if they could move in as my mother has health issues and couldn’t manage the stairs in their flat . We agreed and gave notice to…

What might be a realistic offer increase? (Link)
I know - ‘offer what you think it’s worth & a price you can afford’! But any second opinions or deep dives would be appreciated! https://www.propertypal.com/13-victoria-gardens-millisle-road-donaghadee/579463 First time buyers, viewed this property twice, made an offer of 96k last week, which was rejected this morning. Our…

Local searches - advice needed!
Hi everyone, We're buying a 1880's Victorian 2 bed terrace house in London and keen to get your advice please! The local searches have thrown up some issues that I'm slightly concerned about... We've had a Homebuyers survey carried out and whilst there are some issues with electrics/water mains, chimney stacks, roof,…

Evidencing Premium Bonds.
We've spent the past six weeks in communication with NS&i attempting to obtain our bond statements . So far we've received numerous bond records (which we can obtain online anyway), and a poorly printed out 'partial' statement with no account, name or address details. Although a complaint with NS&i is ongoing, it may take…

Tax on house sale proceeds?
My mother in law has just sold her house and moved into an annexe at our house. She wants to share the proceeds between her 3 sons so they get their inheritance now rather than when she’s gone. Can anyone suggest the best way to do this? Does she have to pay tax on the sale price (360k)? Any advice/suggestions welcome.

Lodger contract
I own a house that I live in with 3 student friends who are my lodgers. Is there a better agreement than an Assured Shorthold Tenancy Agreement for this less usual arrangement? Also, it is difficult getting house insurance conventionally. Can you point me towards where I might find specialist but good value insurance?…

Opening Offer
So, i’ve had my mortgage in principle agreed and i’m ready to make an offer on the below property i’ve mentioned a couple times. Will ring them this morning! What’s a good / realistic opening offer but equally fair given the property will suffer from building noise from a development behind it soon. I know the owners so…

Exchanged contracts
Hi, I exchanged contracts on a new build on Tuesday 18th August. My question is, if I were to pull out at this point what would happen? I haven't yet paid the deposit, this is due to follow on Monday 24th August once my sale completes. Thanks in advance..

Newbie looking to rent in Glasgow West End
Next spring/summer I hope to move from London to Glasgow to rent in the West End area. Hyndland appeals and I think I can afford to rent a 2-bed tenement there. I haven't been a tenant since the last century, so I've browsed the Shelter Scotland website for basic advice on renting in Scotland, but would welcome suggestions…

Seller is purchasing unfinished new build!
Hello all, Just wondering if anyone has been in this position before and could impart some advice. We recently had an offer accepted on a lovely detached property. We are currently renting, FTB, no chain. The seller had to find a property. There was a bit of a bidding war going on and we won despite not even being the…

House value affected by new development of 1700 homes and HS2?
Hello, I would really appreciate some views as I am first time buyer and cannot see the greater image well. We are buying a house right next to the fields in a cul de sac and we found 2 interesting things: 1. After the green path at the end of the development where the field starts there is a planning application for new…

Are we being messed around... what to do?** Update**....
Hi folks. We accepted an offer on our house on the 2nd of july, we found our next home about 21/2 weeks later and put our mortgage application in on the 20th july. Fast forward to the 7th if august we got our mortgage offer. So last week we asked our solicitor to get onto our buyers and seller to get things moving. Our…

New home corner
hi eveyone. We have sold our house (stc) and we have decided on a new build to take advantage of the help to buy. Problem we have is we must buy a home that is ready by December/January so we have very little choice. Only one we are happy to go for is a 3 bed detached on a corner plot. This home is at the front of the…

Chain length concerns - how long is too long?
We accepted an offer on our house just under 2 weeks ago, the chain below is complete and consists of our buyer, their buyer and a FTB. We had a chain free house that we were waiting to offer on as soon as ours sold, but unfortunately they accepted another offer hours before ours went in and we lost it. We found another…

Neighbours... Next step?
Hi all, I’ll try and keep this history as brief as possible but a bit of background to my question. Myself and my Mum live together, our house is council owned and we’ve lived in it for about 20 years. About 3 years ago, a couple bought the house next door to us (it’s attached ) When they first moved in, they were lovely.…

Another house valuation less than the offer
Hello. We're buying a new home in the Bury area, and we're in a bit of a situation. We had an offer accepted at £210,000 (originally listed at £220,000) for a 3 bed semi detached that had fallen through twice before. After a (fairly rigorous) HomeBuyer report + valuation he has valued the property at £200,000 which is…

Timing of offers and negotiations
I received an offer on my flat a fortnight ago from a BTL investor. I countered with a higher price two days later. A week ago he replied that he wouldn't increase his offer. I am waiting to see if someone else who viewed on Friday will put in an offer. The EA seemed fairly confident on Friday and said they would think…

Neighbour’s negligence damaging our property
Hello, we bought our terraced house just over a year ago. The house required significant “modernising” which we were fully prepared for. However while working on the house we have uncovered more serious issues including dry rot. After having had this assessed (and quoted £6k for remedial work) it’s clear that the cause of…
