Hi folks.

We accepted an offer on our house on the 2nd of july, we found our next home about 21/2 weeks later and put our mortgage application in on the 20th july. Fast forward to the 7th if august we got our mortgage offer.

So last week we asked our solicitor to get onto our buyers and seller to get things moving. Our sellers replied they wanted completed asap. Week goes by no reply from our buyers, so solicitor chases again to get a reply today from buyers solicitor with; client doesnt have a mortgage offer yet and preferred completion of end of september.

Why put an offer in beginning of July to complete september.
They were asked about there situation, they had nothing to sell, got a mortgage AIP and there solicitor was told by there broker he was confident if placing a mortgage.

What should i do now put it back on the market for a 3rd time?

I have asked the estate agent to contact them to find out whats happening.

I would be greatful for any info tips.

Thanks

They might be in rented and are trying to time the purchase towards the end of their tenancy.

Could well be. They should have notified us of this and we may have went with an other offer.

I wouldnt say so in the slightest! Sales take an average of 10-12 weeks at the best of times so if you were to agree an offer early july, find your next property mid july as you say... you're looking towards mid to end Sept at the earliest anyway..
They're not messing you around, they're being realistic!

They dont even have a mortgage offer and we are nearly 7 weeks on.

I had my offer accepted on March 12th. applied for my mortgage straight away, that fell through and had to apply for another on May 1st. I didn’t get my mortgage offer until July 16th. They may not be messing you around at all, lots of people’s mortgage applications are taking ages atm, particularly if there’s any element of self-employment or furlough etc. The banks have been overrun and many have huge waits on surveys.

Best direct form of communication is through the EA. Surprised that you've heard nothing in the intervening period. Not least an appointment to conduct a survey on your own property.

We are in scotland so have the home report.
  • Our mortgage offer (as first time buyers with an AIP and a straightforward application) took just over 5 weeks to come through and if you take a read on the mortgages page, you’ll see that this is not unusual at the moment.

Everything is moving at a snails pace.  2 months doesn’t seem like an unreasonable timeframe to me and you risk waiting much longer and being in the same situation with regards to waiting for a mortgage offer if you put your house back on the market.

Mortgage offers take a while, conveyancing takes a while. In England for a move to complete from July to September would be very fast in normal circumstances with Covid impacting on chains significantly it would be very very unusual.

Come on 7 weeks for a mortgage offer, i waited 2 weeks, i know this quick at the mo but for 7.

Our sellers want out asap. They are moving abroad.

Then we need to think about another lockdown that could happen.

I wouldnt be putting any offers in for houses if i wasnt proceedable anytime soon.

They told our estate agent they had nothing to sell an aip in place, there solicitor also confirmed there broker didnt see any issues with placing a mortgage.
To me they wanted to get things moving asap.
