Bad tenancy.
Hi I just wanted to post this thread about a nightmarish experience I have had in my old flat which I have just recently moved out of. It was a block of flats with a communal hallway area. During the time I lived in there I was assaulted and beaten up by another tenant. Also I have had many things go missing from my flat.…

Welsh Land Transfer Tax
My brother is buying a property in Wales. The purchase price is £147500 ie below the £180k LTT threshold. He is currently divorcing his wife and will be relinquishing his interest in the marital home in England. The completion date for the Welsh purchase will probably predate the divorce and so there will be a 3% LTT…

Stopped from being a first-time buyer
Hi all, My Husband and I are looking to buy our first house together and neither of us have ever bought a property. My Mum jointly owned my Grandads house (with her sister), which they rented out. However 8 years ago she split her 50% share between my Brother and I and put 25% in each of our names. On paper the house is…

Advice needed re former rental
Hi All! You may recall my previous posts about rent arrears and end of tenancy cleaning.. Well, to summarise; I failed to pay my rent totalling just under one month, and was told I'd have to leave (I know I didn't actually have to) despite offering to clear the balance. I signed an early termination which came into force…

I work in London and recently spoke to a couple of colleagues who have both recently bought new builds in London. One recently purchased a one-bed new build through Help to Buy. He did not receive any discount on the asking price whatsoever, though he suggested developers can sometimes agree to cover your stamp duty.…

Remortgage issue due to Wooden Cladding
Hello, We've got a property bought as part-buy part-rent in 2009 and bought in full in 2016 that we are remortgaging. We're facing an issue as there is a proportion of the building exterior that uses wood cladding and the surveyor regards this as a fire risk. There was a similar thread on the forum around a year ago but I…

Moving cities. Sell or let?
My partner and I bought a one bedroom flat in SE London for £315k in Jul 2017. Our fixed term mortgage is up in May 2019. We want to move to Bristol this year. My partner is applying for a job and if she's successful I will transfer my job, meaning we'd move approx Jun 2019. Selling is a risk as the value has not gone up…

Open market equity scheme Scotland query
Hi there, I’m hoping someone can help. We’re looking at using the open market equity scheme to buy our first home. Basically my question is, if the government ends up lending us say 30% of the cost of the house, does that mean our loan to value would be 70% (or less since we’d have a deposit)? Also, if anyone has any…

Rentcharge and 4 indemnity insurance policies
First time buyer on my third attempt at buying a property. I seem to have no luck! So the property I’m buying appears to have “rentcharge” - the house is freehold but I still have to pay £3 a year rent. I’ve done some reading and it doesn’t worry me (leasehold would have!) - has anyone got any experience with this? Did it…

Stamp Duty - sting in the tail?
I've got a couple of BTL's and my main home, all acquired before the second home duty stamp duty. Question is, it looks like if I moved from my main residence to a new home I''d be liable to pay an extra 3% on account of the existing BTL's - is this correct?
