Tips for a young couple renting?

Me and my partner have been together 4 nearly 5 years. He works full time in animal care and I am studying a bachelors degree and will progress to my masters. He is 19 and I am 18 nearly 19.

We are aware that our age and the fact I am a student may deter people from wanting to rent to us but we really are no trouble we rarely drink, neither of us smoke and we aren’t your typical rowdy teens. When we aren’t working/studying we are just relaxing. I am also looking for a part time job.

Before anybody tells us to be realistic about whether we can afford it, we can, the rent for the particular property we are looking at arranging a viewing for is only £380 a month. We have taken into consideration utilities, phone bills, broadband, furniture, rainy days, food shopping etc and already have some money saved.

All I am looking for is some advice on how to appeal to the letting agents when we go and view, things to consider and any advice you can give us! We’ve been wanting to move out together for years and have been saving up to do so.

    Have you actually tried any landlords, some can be a bit picky but youre unlikely to find every landlord in your area wont rent to you.

    I dont think any landlord would refuse you if you went in with 6 months rent upfront, so you could always use that as a fall back if you have enough in savings.

    Evidencing you have a deposit, you can get references from your partner's employer will all be positive.

    You are going into this all wrong. Why should you, the person paying, appeal to the agent?


    You go in, look around, if you're happy - apply.


    Check the terms of the checks / referencing before you pay any money

    Landlords are picky though - the house we are currently renting - we got picked as we are mature! was only 29 & 28 when we moved in. When we first moved out we got knocked back a few times by private landlords. We eventually got a discounted rent property via a housing association, wasn't the greatest area but was a nice new build flat.

    As it has been said that landlords can be picky, is there anything we can do to try and overcome this? Also is there anything we should take with us when going to view (some American websites suggested things like proof of income?)

    Personally I don't see why you would have an issue with a LL renting out to you, as long as your have 2 months rent, fees and the bond saved then you should have no problem! Good luck to you x

    You could do that, just because of your age, other than that you should be fine. I was 23 when I started looking at houses and flats to rent and I was never asked for proof of anything for just looking around. A word of advice, go a couple of times, go after dark so you can see what the street is like at night and who hangs around, also take into account the noise levels. You may need to stretch your rent budget to about £400 a month, that £20 a month extra makes all the difference in property quality, in my experience anyway!

    I've been on housing benefit for years so have had problems finding places to rent. I find that it does help to dress smartly, be polite and punctual and to just generally behave professionally yourself. I do take paperwork with me and I do think it helps - proof of income, details of references and I do income and expenditure - you might not need to do that as you have a salary but my rent is more than the amount paid by benefits so I needed to show I could afford it. We don't usually have a vast array of houses to choose from but if I want to apply for a place I offer the landlord/letting agent my paperwork when I view and then we take it from there.


    You will probably find it easier than that as your partner is working and you're a full time student - good luck with it all :)
