Ground Rent, how actually pay
Newbie leaseholder, I have a request to pay ground rent, with name and address of the freeholder. But how do I actually pay it? Sending them a check? There are no details as to how to pay. They need to provide a receipt - I was told that it should be acknowledged by ground rent collectors ie not my freeholder? Thanks

Loan from business to deposit?
OK, I am 99% sure this is impossible but I'd be a fool not to investigate it. My partner and I want to buy a house but have been struggling to raise the deposit even though we have good jobs. Having crunched some numbers we would be better off with a mortgage than renting (partially because we plan to relocate to buy). So,…

No sale No Fee Conveyancer Issue
We used a Conveyancing company that offered a no sale no fee service. Through no fault of ours the sale fell through and I called them to let them know and thought that would be the end of it. Months later they are hounding me to pay over £200 as they say as they applied for land registry details etc before the sale fell…

Thanks in…

Buying house with extensions, potentially no building regs and future building plans
Hello, I am looking at purchasing a property that has two small extensions on the front and rear of the property. The front one is a small porch built over the front door, the second is a small extension to the rear that is now the kitchen. It seems there may not be building regs in place or permitted development…

Bad survey - and a much lower valuation!
Hello I have a twofold question. Some backstory Original agreed price: £159,950 Lenders valuation noticed a structural issue (a minor thermal crack) and following a quote, offered a mortgage retention. The seller hesitantly reduced the price to £157,886. The lender valued it at £149,950, and once the work is done, at…

Selling a house - issue with communal parking area
Hi, Grateful for any advice. Will try to keep this short. I'm selling an unoccupied flat in a four-in-a-block property in Scotland. The resident downstairs put in a low bid. Since I turned the bid down he has been parking two cars in the four communal spaces to the front of the building. One is on ramps and the other has a…

Personal Rent as an expense.
Just about to send my tax return over on a property that I rent out, I gave the tenant 3 months written notice to be fair as I was moving out of my property that I had sold with the intention of moving into the property that I rent out permanently however, the tenant stalled and stalled with a myriad of excuses saying…

Making wife the beneficiary owner of the property
This question has been asked a few times on the forum but it doesn't match my exact circumstances hence again: I am the sole legal owner of the property. The property is mortgaged in my name along with a 20% help to buy equity. Due to unavoidable circumstances, I have to move out of the country with my wife for a couple of…

Scottish properties sold post-2001 - title plans online
Registers of Scotland have a new system online, but still in Beta test, with comments invited; ScotLIS, or Scotland's Land Information Service. https://scotlis.ros.gov.uk/ Search by address or postcode, and it shows sales since around 2001. Click on a particular property, and in addition to some basic info, it shows the…

Terrace house unmortgageable without access to back?
I am currently selling a terraced house. We have no right of way to the back of the house, but have always used an adjoining passageway with our neighbours' kind consent. They have also, very generously, agreed that our buyer can have similar access. However the buyer's solicitor states that without a legal agreement to…
