How do I see amounts owed on the Charges Register?
Hello I'm going onto the Land Registry to check the registered charges against a property. But it does not tell me the amounts owed. Just that there are charges and who they relate to. On the document it just says - NOTE: Copy Filed How do I find out the amounts owed? Thanks John

Capital Gains tax on second property
I have been reading up on capital gains tax on second properties and would value advice of those more in the know. In 2004 my mum purchased a coastal flat in Cornwall in the town I live in with the express purpose it would be used for family and friends to use when they came down to visit us. It was purchased outright as a…

Is my paying lodger actually living here
I have rented a furnished room in my house, where I also live with another lodger. The new lodger pays me "rent" in full, but stays here only 2 - 3 days a week. I was not expecting this, thinking he would live here full time. Do I have to declare him on the council Household Enquiry Form? He doesn't receive post here and…

Want to put husbands property in my name-help pls!
Hi, Wondering if you can help! Husband owns a flat which we wish to put in my name as the income off renting the flat pushes my husband over the upcoming 30 hours free childcare threshold. I, on the other hand, work part time and earn very little, therefore makes sense to put in my name. The flat is worth 425,000 and has a…

Add name to deed on 2nd homes
Myself and my partner (not married) both own properties that we separately live in. I have a small flat (worth around £70k with no mortgage) and my partner a house (worth £170k with £120k mortgage). We would like to add each other to the deeds. The plan is for me to move into his house in the future and we would like to…

Shared ownership staircasing
Hi all Just after a bit of advice/any thoughts. Currently I own 40% of a flat in south London, which was £260,000 at point of purchase. I have just had the flat valued, and they suggest in the region of £275,000. I had previously pushed the idea of staircasing on the basis that beyond 40%, it prices out lower income…

Asking Price and Offer Amount
Hi all, I've been searching frantically for a house to buy after accepting an offer on mine at the end of May. Unfortunately, the market has been really, really quiet in my area save for flats and bungalows. I have made an appointment to view a house on Friday and I'm after a little advice in terms of what I should…

tenant leaving before end of contract

Deposit/equity/proof of funds
Hi guys I'm in an annoying situation you maybe able to advise on. I'm looking to buy my second property and have been very lucky in buying it cheap and the market explosion where I am. Essentially, going on the estate agents valuation I should have at least 125k equity. I've found a new build which will be completed in…

Difficulty securing mortgage on concrete construction
I'm in the process of purchasing an apartment on the ground floor within a 7-story building, having already paid a large reservation deposit. This building used to be for offices, but is now being converted to apartments so is not purpose built originally for apartments. All was going well until the lender has come back…

Ceilings/wall lights buying?
Looking to move soon and will be getting a rewire on the house. Thought while this is being done it would be good opportunity to replace all the ceiling/wall lights while the electrician is there. Where do people buy their lights from, preferably LEDs as they should last longer?

Getting pre-application advice on a house you don't own?
Hi all, I'm interested in purchasing a house with a very long garden that I believe could easily accommodate at least one, maybe two, small houses (there is access at the side of the house). The neighbours all sold off their gardens 15 years ago to a developer and there is now a housing estate overlooking the garden. It's…

Trying to sell house - Council Property next door affecting sale
Hi folks. Our house is currently on the market and we had an offer to buy out house, which we accepted. However, our buyer has now pulled out because it transpires that the house next door to us has been bought by the local council, with a view to turning it into a children's home? Nothing has been confirmed yet but they…

Over 40 and First Time Buyer, Am I too Old?
Hello there, I fall into one of those categories which are never accounted for in literature anywhere. I am nearly 50, a key worker and looking to buy for the first time alone. I have no debts but never bought a house or got married. When I look at the literature for first time buyers, incentives are for the under 40's. I…

Relocating to Welsh-speaking Wales
Am thinking of doing the above. Can anyone share their experience of doing it? There are various anecdotes around about local people not welcoming incomers, excluding them by deliberately speaking Welsh all the time and so on. I know the area and do feel a bit cut off in shops and so on, but it's no different to visiting…
