Indemnity Insurance re - Access Rights
Hi All! After some sage advice on what has been a rather hellish house buying/selling process! We are/were in the process of selling our leasehold apartment and buying a repossession property (which has now fallen through due to the buyers solicitors taking from the first week of February and still ongoing). Essentially…

Seller Can't Get Tenants Out
I've just had the seller of an investment property pull out. We suspected the tenants of sub-letting so decided that vacant possession would be a condition of purchase as didn't want to end up with an unlicensed HMO. The seller now says they are council tenants and she can't get them out. Could this be correct?

When to visit the house again?
We had our offer accepted on a property mid-March. We'd like to visit again prior to exchange of contracts, just to double check everything is as it should be and also to start taking measurements for a few things. Would you try to do it as close to exchange of contracts as possible? Or does it not matter? I have it in my…

Legal advice, renting: Damage rental property
Hi there My partner and I are moving out soon and one of our friends managed to burn a hole in the decking over the weekend. We have been looking to replace this but it's proving to be more difficult than we expected. There are only 2 planks damaged, and the labor, plus materials would be around £150-£300 for us to do…

We're now in the position to buy once we find somewhere, however estimates on the actual costs of buying seem to vary hugely. We're looking at houses for around £60,000 (we live in Teesside), any advice on how much we should be expected to pay for surveys, solictitors fees etc? The average price of "everything" seemed to…

Hello, I'm looking for some guidance from someone who has more experience on house buying than I do! We have fallen in love with a house, it's only been on the market for 3 weeks. Would it be reasonably expected for conveyancers to pick this up
Around half a year ago our address was renamed by the council. It appears that this renaming saga was going on for a few years. We have bought our huse years and a half ago.
