Neighbours with sofa in front garden!
Hi We are currently in the process of trying to sell our bungalow. The house is on a nice estate, however the neighbours (across the road) around a month a go put a 3 seater sofa near their front door! They used to have two wooden chairs there that they sat on when it was sunny, however now they have a big sofa and coffee…

Gifting property. Capital gains tax.
If a modest flat, say worth £60-70000 was gifted from one family member to another (mother to son), under what circumstances would a capital gains tax bill be chargeable? The person giving the gift is 53 and in reasonable health so I don't think there is a deliberate deprivation of assets issue.

How long does it take managing agents to complete an LPE1 form
Unfortunately the seller's solicitors did not send the LPE1 form to the managing agents when requesting for the management pack. We've received the management pack but my solicitor is still requesting for the LPE1 form to be completed. I'm worried this is going to delay the exchange by weeks as we are only waiting on this.…

Proof of Nuisance by Freeholder-Forfeiture
We have had years of issues from our freeholder who is unfortunately also our right to manage company and neighbour. We have complied, even giving him access to our property weekly for a year, to fix some damages from previous leaseholders. They had apparently paid him a lump sum on selling to amend the damage. Numerous…

Need someone to check over my tenancy agreement please.
I'm moving into a student house with an independent landlord, no letting agency. Just want peace of mind that bits of the contract are standard practice, I can appreciate they cover all bases on these things but some of the clauses are scary or damn right bizarre. I thought they had to try obtain reasonable consent or give…

Buying 2nd house, letting 1st house - initial affordability/sanity check
Hi, I'm just thinking ahead to when me and the wife come to upsize and buy our 2nd house together (in probably 2-5 years time), whether it is a feasible ideal to try and hold onto our 1st house for rent as a potential investment/retirement fund, as well as buy a 2nd house. We are both quite prudent with our money, but we…
