Secure Gdren?
Hi, a question for a friend. When a pregnant tenant started their tenancy the garden of the property was not "secure", in that there was no gate. The tenant's child is now 2. The tenant now wants a gate. Is it the landlord's responsibility to secure the garden and put up a gate? Thanks in advance.

Can a landlord extend the term of a tenancy without my consent?
I recently started a thread about this scenario, but the site won't let me post the link to it. In a nutshell, my tenancy terminated on 15th April, but the keys didn't get back to the landlord until 21st April. He acknowledged receipt, along with a message saying "Today will be deemed your leaving date". As I suspected,…

Their property has been protected so far and we've helped my gran live there for as long as possible, now she's unable to stay on her own. It's all been pretty terrible. My family has always struggled with housing, we have gone between rented and council and…

Cashing in Help to Buy ISA
Has anyone done this? Nationwide (who are both our H2B ISA provider and our mortgage provider) don't seem to have a clue on how we cash in the ISA. I'm aware we need to give the solicitor some sort of closing balance notification, but no idea how to get this. Some responses from nationwide's callcentre so far include:…

SDLT Query - marriage and 'second property'?
Hi all, A bit of advice please re SDLT (which seems to be legalised robbery anyway...) because it will make quite a notable difference to things. My wife owns a flat in London. Charging tenant to clean conservatory roof? So stressed out by this

Has anyone had any experience of…

House vendor has sold most of the garden??!
Looked at a property today, it was my front runner. On viewing the estate agent suddenly blurted out that most of the garden had been sold to a neighbour. It was pretty small anyway and it's all the lawn bar a little strip. What's left is some badly damaged concrete and mud (the 'patio') He pointed to a little post in the…

Interested in making an offer on this house, seems relatively long time unsold
http://www.rightmove.co.uk/property-for-sale/property-39817131.html This seems a decent place, good area, good condition and OK price. It's been on the market for ten weeks, which isn't a long time, but similar places in the area are receiving offers in a much shorter timescale as far as I can tell. The estate agent says…
