HMO tenant rights
I'm struggling to get clarity around the rules of an HMO where the landlord lives in the house. The landlord wants a 12 month tenancy agreement with one month deposit and 2 months rent upfront. In the final month of occupancy the tenant will either give notice and leave or sign a new 12 month agreement. If they elect to leave, the final month will not be payable because they paid the initial 2 months rent upfront.
1. Does the landlord need to protect the deposit with an official scheme?
2. What right does the tenant have in the event that other housemates are awful? They aren't able to meet the other tenants before moving in and don't have a say in who moves in after them so would they just have to suck it up for 12 months? Or do people moving into an HMO usually meet the other tenants beforehand?
3. Is it normal for an HMO tenant to have to sign an inventory report for the entire house or should it just be for their room?
4. The landlord lives in an annex to the house however he uses the house lounge room to conduct his business during the week (Monday to Friday 9-5). if tenants are going to be home they need to inform the landlord in advance so that he can find somewhere else to do the work. This seems odd to me...is this legal?
Sorry for all the questions - really struggling to find answers online.
