Asbestos annexe roof

Hey all
We recently viewed a 2 bed character cottage in thrapston
The rear annexe which is kitchen and utility has an asbestos roof
Is this safe?
also a guesstimate to replace please - approx 20ft length and 8 ft wide
its listed as well presented but my thinking is well in need of completing existing diy projects - broken tiles in annexe and downstairs flooring is not well fitted
Downstairs toilet needs full refit
possible rewire as I saw some electrics hanging out the wall and didn't look great, dated I'd say
possible boiler & heating system (I couldn't find a boiler - seemed to be an immersion set up from the tank)
Radiators quite old
Walls need replastering unless keeping the 'old world' vibe...
Windows estimated 15yrs old minimum
Bathroom needed updating - 80s job in there at the mo
Bathroom ceiling ready to fall down - loaded with cracks
And the main house roof had a tile hanging off so don't know what's going on under that
Garden is full renovation and removal of shed and lean-to
It's listed on right move for 159950
Have a look if you get a chance - look for the to aerial hanging off across the roof

Any thoughts on condition of that main roof?
I told agent its significantly overpriced - what would u offer if u were prepared to do the work?
Kitchen looked ok btw - don't know how well fitted of course
Location is fantastic - opp great little park behind high street and next door to the junior school undergoing a makeover
The agent went strangely quiet when I said 135 but I think that was over odds tbh - there are other character properties around for 160-170k In much better cond but that location was great!

Asbestos - assuming it is "white" asbestos is fine if not fiddled with.
Might be worth buying it (others being put off by it..), getting current roof removed (specialist contractors, several thousands probably just for disposal) then replace with better. Place likely worth more thereafter.0 -
