Tenancy Agreement Clauses
I've got my tenancy agreement, and by and large it's got all the usual stuff in. Nothing excessive like cleaning the showerhead every day with a recommended cleaner. However, a couple of clauses jumped out at me. The first one was allowing visits with 24 hour notice within the last two months of the tenancy. I've seen…

Advice on offer/process with house still to sell
Hello. Just looking for some advice. Bit of a long shot but I wonder if I have a chance to negotiate when not in best buying position! Have recently decided to take the plunge and move from tiny 2 bed cottage to a 3 bed with my partner. Looking at new builds and have stumbled across one from a very well renowned local…

Flats Leasehold and Freehold
Is it better to buy a flat that is leasehold, or one which is leasehold with a part share in the freehold. What are the implications for someone buying a flat in the latter case. For example, can the person be asked to take a share in the maintenance of the building and garden? - i.e., do some of the work.

Tenancy agreement termination before end date (Scotland)
Hi, I am a student living in a shared flat with my 1 year contract ending in August. I am moving away for a placement 3 months before this. I was wondering if there is any way I can terminate my contract early? There is nothing mentioned about termination in my contract. Its a short assured tenancy. Thanks

Very low offer by landlord buying my property is his final offer - is this normal?
I'm currently selling my house. Its a 3 bed terrace, quite big inside, but in a less than desirable area (old prison officers accomodation - so right next to a prison, the road is unadopted, and there is no driveway). The house has been on the market for 5 weeks, and someone has put an offer on the house. Everyone else who…

I paid too much rent by mistake, letting agent won't refund!
Hey Everyone, I paid too much rent (a full month instead of part month upon moving out) by mistake and six months and several emails/phone calls on the letting agents haven't refunded me without giving reason. They have refunded the deposit though. I feel like I have no alternative to go through the small claims route but…

Reasonable to ask for a 6 month break clause based on probation period of employment?
I am moving into a new job in a new city and one place i am looking at has a 12 months contract associated with it, but my new employment contract has a 6 month probation period. Hopefully all goes well at my new job and this wont be a problem but if something does happen and i am dismissed after 6 months i'd like the…

Partner visiting HMO
Hi. I recently moved into a new rented accommodation with my colleague and 10 days into the tenancy I received a letter informing me that the estate agents had become aware a 3rd person was residing in the property. Now, my partner stays with me 2/3 days a week, sometimes coming up late the night before after work (thus…

How to pick which survey
Hi everyone Hoping to pick people's brains on this.. We have had a mortgage offer on a 1960s mid terrace which on the surface appears to have been kept in good order - we also know a new combi boiler was installed around 18 months ago so hopefully we shouldn't have any issues there. For our peace of mind we still want to…

Ground rent late payment fees
Hi, we pay roughly £275 every 6 months in ground rent charges to the freehold owner of our flat. These can only be made by cheque or postal order. If late then there is a £45 late payment fee. I just wondered if these charges are acceptable as they seem high - especially as they can't be paid by dd, standing order or bank…

Upper Massonette & converting the loft
Hi Guys, Need some trusty advice. We like this property and are close to exchange and completion after 4 months of delays and waiting. We went ahead with the purchase because we were under the illusion that we could convert the loft. Now we have been told by out solicitor that the lower maisonette has a right to the loft…

Buying a house - checking electrics, gas etc.
I understand that it is the responsibility of the buyer to check this but is it something that I need to do through my solicitor or contact the seller to enquire? I assume that we are not unreasonable to want to see relatively recent central heating certificates etc.? How about the electrics (wiring etc.) - what checks…

Final questions before completion
Hi everyone My partner and I finally have a date for moving in which is a week tomorrow! Just have some final questions if anyone could help me out... buying with a "friend"?
I will be buying a home for us (my partner and our baby) as soon as I find one. Things are a bit complicated and maybe we won't stay together. She has a 35% share, part mortgaged, of a shared ownership property. I've offered to buy out the housing association so that the property can be let (it's not allowed by Catalyst).…

National Homebuyers are rip-off merchants
I have a property valued at £300k by 2 estate agents and wanted a quick sale so went to National Homebuyers after seeing their advert on TV. They asked for an upfront fee to cover valuation but I refused. They phoned back the following day to say "our directors like your property and will proceed without the upfront fee".…

Leasehold semi
Hi all, Just seen a semi detached property and was looking to make an offer however the agent has told me it's a leasehold with 930 years left on the lease. He mention that the council own the lease and after 2 years of living in it I will be able to buy it at a small price. I also spoke to the owner having lived there for…

Taylor Wimpey homes?
My husband and I are looking to buy for the first time, and we're quite tempted by a new build we've found from Taylor Wimpey. It is on a development in Glastonbury. We've been looking around and have found a lot of horror stories about them, but nothing for a few years - does anyone know the sort of quality they are?? Has…
