After some urgent advice and really grateful for any comments. So I saw a flat and put a deposit down, at the time they were finishing redecorating the flat and said it would be…

GEM Estate Management houses v flats
Last year I bought a small house in Barratts property development in Belvedere. The above company has sent a letter addressed to me and my business partner in name only as the address states it's a flat not a house. Basically, the address is all wrong and not my property, but a court that's being built. I obviously will…

Cracks In The Ceilings
Hi all, I've seen a property which I guess I like, amongst others. However, there are quite large cracks in 2 bedrooms on the ceilings. In one room, it seems like someone has been jumping up and down on the roof, so the ceiling seems to be coming down a bit in one corner. Now I have viewed many properties and you always…

[RESOLVED] Removal man lost an item- what are my rights?
I moved house yesterday, and hired a 'man with a van' team to help. They left an item in the corridor of the block of flats and left the premises. The item went missing. The item would cost about £90 to replace, but more importantly to me, it is of great sentimental value. The removal man is saying that, since it happened…

Requesting urgent assist with deposit
Hi, My tenancy is ending soon so I went on the 3 main deposit sites to look for my deposit. I entered the information correctly in different formats but was unable to find anything. Does this mean the landlord did not actually protect my deposit? I mailed him and he gave me a call a few minutes later which I of course did…

Bedrooms without windows?
Would you buy a flat where the bedrooms have no windows? I find the idea that there is a demand for this very strange. refurbishment by Galliard Homes in Luton. They are officially describing the properties as studios, but pricing as 2 beds. This one even has 2 bathrooms. This one only has one window in the entire property.

Sueing landlord for non-repair of property - small claims court or online service?
Has anyone got any advise? Basically have got to the stage where I will be taking former landlord to court due to their refusal to carry out repairs, and causing ill health to myself. However, I'm not really sure which is best - actually going to court, or the online system. Given that what I'm asking for is not a "fixed"…

Help to Buy and ex-partner
My ex-partner and I purchased a flat in 2014 with the help of a Help to Buy equity loan (20% of purchase price). We have now split up, and were hoping that he could move out, and I could buy him out of his share. I secured an additional mortgage to pay him, but have now been told (after securing the mortgage and appointing…

Tenant wants partner to move in
Hello all Quick question from a landlord in Scotland: My tenant of around a year has announced she wants her partner to move in, and can I add him to the lease. My thoughts on this are: I didn't want a couple in the flat, preferring a single tenant. However, she has been a reasonable tenant, so I would be prepared to grant…

Surely Not?
Been looking around for some auction properties and had this little beauty pop up in Romford. Surely this can't be legal? It's basically a converted garage at the bottom of someone's garden! http://www.rightmove.co.uk/property-for-sale/property-41230911.html

Planning Permission for a shed
I want to build a shed/small summerhouse in my garden, I live in a flat. I know that there are no permitted developments for flats and so planning is needed. Is this enforceable? I live on an estate with 1000s of flats, all with sheds and I bet none have planning permission. Im annoyed to have to pay nearly £200 to put up…
