Tenancy agreement termination before end date (Scotland)

Hi,

I am a student living in a shared flat with my 1 year contract ending in August. I am moving away for a placement 3 months before this. I was wondering if there is any way I can terminate my contract early? There is nothing mentioned about termination in my contract. Its a short assured tenancy.

    Have you asked about leaving early?

    We are in Glasgow. We signed up for 12 month rental and after 4 months had bought a house! Luckily we notified the landlord and asked about early release and they told us that would be fine, they were going to make some changes to the property etc and we only had to pay rent for another 7 weeks after we left, eg 7 weeks notice.

    Our contract said you continue to pay rent etc til they find suitable tenants to take over the lease, and pay a £200 re-marketing fee.

    You have no right to terminate it early (if it doesn't say so). You can ask.

    Your best bet is if you can find a replacement who will take over your place in the flat. That might need to be someone who is looking to stay longer than 3 months though.
