Advise needed First Time Buyer
Hi there, Not sure if this is the right place but would appreciate if experienced hands on the board could advise me and help me towards my property search. I am trying hard to get into the property ladder. I am looking into buying preferably a 2 bed flat for 255k on resales or around 290k on Newbuilds (with Help to Buy).…

Clarifying Property Boundaries / Garden Measurements
Hi all, We have just purchased a property (maisonette), and upon looking at the lease showing what we are responsible for (etc), it looks like the downstairs property owners have a larger garden than they should. The lease shows the garden area split 50:50, however, the downstairs garden length is 10.9m, whereas ours is…

How long does it take to buy a house?
From another thread: How long does it typically take to buy a house and for all the legal stuff to be done? (assume cash buyer so no time needed for mortgage approval etc.)

Question regading deposit
Hello there, I know this is a bit stupid question but... I've seen at couple of places on the internet saying: You'll be asked to pay a deposit- usually 10% of the property value before contracts can be exchanged. So if i'm getting myself a 95% LTV mortgage will there be another 10% on the top of my 5% deposit?…

Misleading property dimensions.
Hi, My estate agents floorplan said 60ft more than the actual size of my flat thus the land registry also now states this.I presume there is nothing I can do as to misrepresentation? Buyer beware I guess? Thanks

Boundary fence damaged by ivy
We bought a house recently. Our boundary fence is somewhat cream crackered. The neighbour has grown ivy against it overy many years, which has poked through the fence slats and posts, and wrecked it. Not much holding the fence up except the ivy and her bushes the other side. If we replace the fence, it will mean wrecking…

cavity wall smell?
HI all and thanks in advance. I've been trying to locate a musty smell in a small kitchen that I have had since I bought it 6 months ago.I had been painting etc which masked the smell. I have been told it could be the drains. So I blocked the entry from outside with some success. My question this time is that there is a…

New Build Company Complaint
Hi, I am in need of some advise, I recently put down a reservation on a new build property and was told and given information regarding what extras could still be added to the property that I am now being told were never able to be added at the time of reserving. I feel very misled as if I had know this at the time I would…

Misleading property photos
I was having a nose online at a property for sale in my road, and the photos have made the rooms look a lot bigger than they actually are. I was just curious as to whether people think this is a good idea to get people through the door or counterproductive if they're then disappointed? I know the measurements are on the…

Council Tax Costs Incurred
Not sure whether this is the right place to ask. I moved out of my flat on 30th April and asked the council for a full and final bill on my council tax. This was £100.27 for last year and £57 for April. I intended to pay the majority of this if not all on this coming Friday (Payday from new job), I said this to them over…

Shared House Quandry
Apologies in advance for how convoluted this all is! I work full time on minimum wage, as does my partner. I currently have two teenagers at home - one of which is off to University in September. My partner is currently on SSP - he's been off work for a month with depression and there is no way of knowing when he will be…

Importance of carpet underlay
I will be getting new carpets in preparation for letting my property, probably to young professional couple type of tenant. Should I also replace the underlay? It's thirty years old, so past its best, but it's not causing any discomfort underfoot, and obviously it's not visible. Thank you.

Removal transport options
I am moving out of one property that I own and will be letting, to another that I own, a few hours drive away. I will be letting the first property, but no great time pressure; the move can take place in stages, within a time period of about six weeks. I am wondering about alternatives to either moving everything at once…

Changing estate agents
Hi all I'm looking for advice. I have been on with my EA now for several months. It is a very local agent with a very good EA fee negotiated 1% which is unheard of round my way. The issue is houses are selling but not mine. I can't see it myself, but is there much point in changing EA? The house is advertised on rightmove,…

Question for Buyers and Sellers - Agent vs no-Agent
So I've recently been researching about how to sell your own home (without an agent) yourself and there seems to be a limited amount of sites that offer this, ranging from an online estate agent to sites which only let you post an advert. I have only found ONE website which allows private sellers to list their home without…

Buying land from neighbour
Hello My partner & I bought our house last Feb. It's a mid terrace 250 year old cottage with no garden. Our house was considerably cheaper due to the lack of garden - it's the only 'traditional' house we could afford in our village. Our house is the last of a row of 9 small terraces on our right, & on the left is our…

Selling an "assisted living" property
My mother is selling her "assisted living property" with an age covenant of 55+ - anyone got any advice on using an on-line estate agent? It's been on then market for 2 months and we both realise it's a niche market property that needs to be focused on a certain demographic - any advice would be welcome. Thanks
