Selling an "assisted living" property

My mother is selling her "assisted living property" with an age covenant of 55+ - anyone got any advice on using an on-line estate agent? It's been on then market for 2 months and we both realise it's a niche market property that needs to be focused on a certain demographic - any advice would be welcome. Thanks

    They take a long time to sell.... your best bet is to make sure that people's questions are answered in the details, so they know they're not wasting their time by enquiring about it.

    So often, details don't give enough information about the rules/place so it's just skimmed over and ignored.

    Can I be so bold as to ask why Mum is selling up?

    Perhaps she needs more care etc.

    But is there anything about the place that she does not like if she is ok?

    My guess is that elderly people who are looking for assisted living properties are less likely to be 'internet savvy' and not very keen to search for properties online. They are more likely to want to deal with a fairly traditional local EA.

    In many areas, it seems that assisted living properties always seem to be sold through just one or two EAs. Often it's the long established independent EA that the elderly people feel they can trust.

    She feels she's paying a service charge for nothing! Plus she has decided to move back to where she came from. She's not in need of more care, she's very active, looks after herself and really gets involved - I think wants to go back to where her friends are.

    My mother does the viewings and gives it to them warts and all, the £5000pa service charge, the lovely laundry facility, the wardens, the alarm system...

    Then maybe you could slant your advertising of it in the direction of people coming up for retirement in areas like London, other bigger cities?
