Changing estate agents

Hi all

I'm looking for advice. I have been on with my EA now for several months. It is a very local agent with a very good EA fee negotiated 1% which is unheard of round my way.

The issue is houses are selling but not mine.

I can't see it myself, but is there much point in changing EA? The house is advertised on rightmove, in local papers and onthemarket. Maybe I'm missing something but have people changed EAs and had success? What would another EA do differently to my current one?

If I move I'll expect to have to pay double my current EA fee so I need to think about this very carefully. I'm also not in a rush to sell but I'm worried about house being on the market for too long and instantly putting people off.

    It doesn't really matter how low the fee is if they're not selling your property for you!

    I think you really need to sit down with your current EA and to get their opinion on why your home is not getting the interest you were expecting.

    In most cases the root cause of a house not selling is the price, as if a property is listed at a competitive price it doesn't matter how rubbish the EA is, it should attract interest. How does the price of your property compare to similar properties for sale nearby?

    When you're looking at similar properties for sale, is there one particular EA that seems to be selling more than the others? If one stands out maybe these are the people you should be speaking to.

    Where I am a 1% fee is pretty common, 2% is practically unheard of. Of course everyone wants to negotiate a good deal, but cheap doesn't always translate into good value.

    Compared to others nearby my house is bang in between. A house in the road opposite me sold at the same asking price as mine but it has one less bedroom and smaller dimensions.

    There is Definately one EA that rules and sells round here. The trouble is one of my neighbours is selling through them so I don't want to go with the same EA. They haven't sold either but the houses are

    Yes I'm now learning cheap doesn't mean great when selling houses. To be fair the EA is tentative, updates photos and takes good ones as well.

    I hear you on the price. I'll look into this. I just can't and don't want to sell for a cheap price, hence my q on the EA change.
