homebuyer specialists
Does anyone have any information about selling your home to a homebuyer specialist, I understand that you can make a heavy loss but are there other drawbacks. Despite the housing shortage i have been trying to sell my home since last september. I have changed the estate agent and am now considering an auction or going to a…

Prospective Tenant with trust deed - advice please?
Hi there I'm a reasonably new landlord & trying to learn as much as I can as each new query crops up. I have a prospective tenant who has been very honest & told me she has a trust deed as she had debt problems a few years ago. Trust deed only has a couple of months left to run. She has a steady job & a good wage & looking…

Deposit return after end of tenancy
I'm asking this for my OH. He lived in a rented house for 3 years, signing a new contract each year. The contract ended on the 13th June, he cleaned everything as much as he could, there were some scuffs on the walls and the carpets looked exhausted, even after washing them with a Vax. We are now at the 23rd july and he…

2 Surveys?
Hi All, FTB here with hopefully a quick one... We can do either valuation or home buyers survey with the lender only having to pay them for the latter. I've read on here that when arranged through the lender the surveyor is working for the lender and might be biased. Therefore my question is should we (do people) get the…

I had agreed thru the Estate Agent to the person I am buying from that I dont want to rush things and I am in no rush for the Sale to go thru, so 3 to 4 months. Just before I left work today I got a…

No prescribed info yet
Ok we moved in on the 24th of June and we still haven't received the prescribed info frm the DPS. Law says 30 days. Our contract says within 14 days. What's next? Shall we just keep quiet and leave this option as backup for things down the line or shall we insist on getting this sorted asap? Many thanks in advance

Buying property in unadoped close.
Could someone with some knowledge or experience please tell me the upside and the downside of buying a property in an unadopted close. I can see some small benefit insofar that only owners resident in the close can use it - but there appears to be many negatives such as water/sewage pipe repair/maintenance - electric and…

Bridging Loan Finance?
Hi All I'll come straight to the point and hope someone can give me some pointers. I own outright a property, which is sold subject to contract. Sold for £150K. I'm sitting in a chain so nothing is happening fast. I've seen another property I would really like to buy. It's on the market for £140K. ATM I've got £125K in the…

Are all apartments noisy
My Mum's looking to move to a (preferably detached) bungalow, but with them being a bit expensive I thought about a ground floor apartment instead. Would there be a lot of noise coming through the walls in a modern apartment or are they soundproofed in any way? She has lived in a semi detached house before and had a lot of…

Help to Buy & Part Exchange...
Is it possible to negotiate a discount on a new property even with both of the above 'incentives'? Got an interesting email regarding a local development, normally I am against new builds, but I hadnt considered I could actually get an extra bedroom with the help to buy scheme in account of the larger deposit, I can also…

Buying house with parents
My wifes parents own our house outright and we rent from them. We want to move to something bigger using the sale of the house we rent and us obtaining a mortgage to top up the difference. We would still have to pay my wifes parents a return on their investment. Having spoken to a broker and a lender today, it doesnt seem…

Timeline for house buying/selling in a chain
4 sets of people involved in our chain. FTB is buying our place. Just heard from our vendors EA that they've had an offer accepted on a no-onward chain property. So at this point I will: 1) Inform my solicitor. 2) Go to stage 2 with my lender (involves organising & paying for valuation and survey). 3) Anything else? Or is…

Potentially Contaminated Land
Hi, I'm a newbie, so please forgive me if anything goes wrong with this post. I am purchasing a property in South London. My solicitors did a local authority search and envirosearch and the property came out as being built on 'Potentially Contaminated Land'. It's not contaminated, just POTENTIALLY contaminated if that…

How to ask nicely without sounding cheeky for a property to be cheaper rent?
We have found the perfect place to rent and we can't move yet, the landlord said he is willing to wait for us, after this would it be cheeky to ask for it to be cheaper by £50 and see if he would consider it, I don't want to sound cheeky that then he won't hold it for us?

Do I need to do anything before surveyor?
For example in the winter if we have windows closed we sometimes get a bit of mould but we have single glazing and it's where no air gets in, when windows are open there is no mould. I don't want them to put the buyers off or anything so is there anything I should do about it all before they come?
