back to back sale
I read somewhere that banks won't lend in cases where someone buys a property and then puts it straight back up for sale, does that only apply if a mortgage is on the property? if someone buys cash and refurbishes a property and offers it straight back for sale then it is not an issue right?

Estate agents being lazy? What would you do?
Hello we have our flat up for sale and its probably been up for about a month and a half. We hav only had 3 viewings and all of them have an excuse not to buy! We was hoping for a lot more by now. Anyway when the estate agent came round and took the photos, there was a pretty rubbish photo of the garden so he came round…

Should we buy a freehold?
We live in a house, with ground rent of £126 a year. We have been offered the freehold for £3700. Sounds a lot, but I've heard it can make it easier to sell. It would also mean I don't have to pay them to give me permission for a woodburning stove! Has anyone bought a freehold? Would we need to employ a solicitor, bearing…

With or without furniture?
My husband and I are going to move into rented accommodation before our current house is sold. Is it better for us to rent a fully furnished place and leave our furniture there or would prospective buyers prefer the place to be empty to imagine their own furniture there?

How accurate are professional property valuations?
I am getting a valuation done along with a building survey on a property that I want to buy, (not the mortgage bank valuation) and its costing me around £200. How accurate are they? I know they look at sold prices etc but what do they do that I can't do myself? I don't want to feel that I ended up paying for a basic…

Advice please - buying
Put an offer in which was rejected and told by EA that vendor will not accept lower than £xxx. Told EA to forget it then as we cannot go that high (although we can go higher than our initial offer but not to the price the EA stated). This was left like this a week ago. We really like the house but cannot go up to the price…

Bit strange situation... I have a shared ownership flat with 25% share. I was thinking to sell my share and I recently got a RICS valuation of my flat which came around 125K of full 100% share. I was expecting a bit higher value but seems due to current market situation this the maximum I can sold for. Based on above…

We are about to let out a house (first time landlords!). The first person who came to view it has offered the asking price. One child (5yr old girl)…

Problem with neighbour's chimney
Not sure if this is the right forum, but here goes. We bought an end terrace fairly recently. It has a loft conversion and there was a very noticeable wet patch on one internal wall, coming down from the ceiling. Our surveyor thought it likely to be down to the neighbour's chimney which is above; we've had a builder round…

Checking for good water pressure and mains gas supply
Is there any practical way to find out (apart from actually living there!) if a property has a mains gas supply, and enough water pressure for a combi boiler and an upstairs shower run directly off it?
