Previous land registry sold price wrong?
A house we looked at a few months ago is now showing on the rightmove sold price section as having sold for 180k. It was on for 130k, the house literally next door was on for offers in excess of 120k at the same time this was on the market and the house four doors down sold for 122k in September 2011. The one which sold…

Health problems because of mould in flat - can we end tenancy?
I am renting a flat through my university and my tenancy ends next June. There is definitely a damp problem in the flat, caused by the fact that we are not allowed to have a bathroom fan because we live in a World Heritage site, but also water is dripping into the fireplace whenever it is raining. We have of course…

Is it standard in tenancy agreements to say the tenant can't change utility supplier?
As title. It then says in the next clause that the tenant is liable for costs incurred in reinstating the original supplier at the end of the tenancy. Is this standard practise?

Gas Payment Demands For A Previous Tenant
Over the last few weeks we have been getting a number of British Gas letters in the post for a company name which we assume belongs to a previous tenant (company name includes the surname of personal post we have seen before). We have been continually marking as return to sender and putting back in the post but recently…

Advice on rental fees needed
Hi Guys, first post so be gentle :) I am having to move out of my current flat due to my housemate moving in with his GF, so I have sorted out a new flat. Its pretty expensive, but due to a short amount of time, and other factors I have decided to go for it. I have already paid a holding deposit, and the fees to the agent…

Northerners & Southerners Different Taste in Home Furnishings
I've been looking through the "The "have a look at this!" thread II" and what's been very noticeable to me is how, with exception of course, northerners and southerners seem to have very different tastes in furnishing their homes. I don't know if anyone else has noticed it, but it does seem that many of the properties in…

BTL vs Bigger House?
I've been contemplating whether the better investment is to buy more BTL houses or to buy a more expensive home to live in. Initially, a more expensive home seemed counter intuitive because there was a bigger mortgage that isn't paid by anyone else (like in BTL) but me. But after looking through the figures, it seems you…

Right to buy discount diminished
Hi there First post so I hope this makes sense: I am considering buying my ex-council house due to the new discount rates now being offered and have noticed a gross unfairness that I am wondering could be challenged. I have been a tenant for 20 years. As I understand it, once the house is valued and the discount is…

Tenant working as bank/agency work
So what do landlords think of agency/bank workers? I mean those working for a hospital or care agency. Obviously its not guaranteed hours so wages can vary each week/month. Would they look at past wages (if not new job) or ask for 6 months rent upfront etc? Some are able to get full time hours.

Buying a Leasehold Flat with Tenants in Situ
I'm interested in buying a leasehold flat with a tenant in situ who has signed a 6 month AST commencing in August 2012. What sort of extra risks am I running buying a flat with a tenant already in place? I know a tenant may refuse to pay the rent. Refuse to leave at the end of the agreement. Smash the place up etc but that…

Mice - advice needed, I am going nuts
We caught two mice last week in the kitchen after seeing one. I have since laid peanut butter in the mouse traps for three days and nothing has been caught. I have also laid some poison down and a small corner has been nibbled on, I've seen no mouse droppings though which is quite puzzling. We had 5-10 mouse droppings…

Overpaid Service Charge

The bill shows that the estimated charges were approx £2.50 a week, but the actual amount spent was only 38p per week. This leaves…
