Flat not selling, low viewings, thinking of changing to Foxtons?!

Hello,
I am struggling to get viewings, let alone an offer of my flat.
It is a 1 bed, postcode kt3 3rg (advertised on rightmove, the only 1 bed in this postcode, but i cannot post the link - sorry!)
It is the flat on the top left of the block.
1 bed, good transport, has loft space and a window in the bathroom. Flatbelow has been sold by Foxtons for £167k a few months ago.
My flat was on with a local agent for £174,950 for 2 months - only had 2 viewings.I moved to a different, same price in July, 1 viewing in 2 months so have justreduced price to £169,950. have 1 viewing this weekend but that's it. They arecharging 1%
I am now considering changing again to Foxtons, but they charge 2.5%. Icannot accept less than £165k as taking in to account costs i would end up at aloss, so loathe to reduce it again.
Something causing me worry is that a 2 bed flat in the next block was on for£185k but has just been reduced to £175k - however I dont know how flexiblethey are on pric - hopefully not very for my sake!
Any advice regarding how to handle agents to get a sale, or feedback of theflat would be much appreciated!

For £167,000, I would hope it would have windows in every room.....

Details are rubbish, not really bothering to give any words/measurements.
Too many photos of the outside. What's all that junk under your bed?
Difficult to work out the address/location from the map/streetview, so a lot of people won't bother to keep trying to track it down.
And.... of course, it's probably overpriced0 -

It's got to be the price!! You can't just have a house at x so you don't make a loss and expect to sell it!0

Flat 3 at No 6, also a 1-bed, sold for £167k in Jan 2007 and again in Feb 2011 for £160k. This indicates a downward trend.
There's no sign on Zoopla of the sale a few months ago of the 'one below you'.
A drop of £7k over 4 years suggests a further drop of around £1.75k per year, assuming the trend continues, giving a drop of about £2.6k on that £160k, so approx £158k
In the absence of other compelling evidence that the prices of 1-beds in this development are going up, you would appear to be overpriced by around £10k or so......0 -
I don't think the pictures do it justice, especially the close-ups of the entrance and number plates!
Pricewise is reasonable for area - you're a stone's throw from Kingston - VERY expensive area.....0 -
Yes, the photos are ridiculous. And the stuff "hidden" under the bed jumped out at me.0
