Landlord Keeping Deposit Despite Having Sold Property
I have recently moved out of a property and the landlord has a few issues with the carpets which appear to have seen some damage from moths. I agree that this should normally be deducted from the deposit and normally wouldn't question it. However, I have also learnt that the landlord exchanged and completed the sale of the…

Mortgage valuation- unlikely to comply with building regs
Hullo hullo, just wondering if anyone can help? Last week the valuation came back with a comment that the 2nd bedroom in the loft with spiral staircase access is unlikely to comply with building regulations and has been viewed as a storage area only. I will be renting the 2nd room to a lodger and would very much like the…

Home Buyer Report highlighted a cracked chimney fillet
Hi all, I recently got the Home Buyer Report back from a property I am purchasing and one issue raised was some dampness in the roof likely caused by a cracked chimney fillet. I realise I would have to get some quotes for the job, however I was wondering if anyone here had any experience with such issues and could give a…

Selling house - Estate agent set wrong price
Hi I am selling my house and had it up at £189,950 with an agent. Then when they didn't get much interest in my house (2 viewings) in their 14 week period I left them and went with another agent. The new agent suggested that I put the price down, but I told them to keep the price at £189,950, and they agreed and put it…

Offer accepted on house - now what?
We had an offer accepted on a house yesterday and i must admit, i'm feeling very anxious about the whole thing :( The estate agent is wanting to formalise the offer and wants to see the mortgage in principle and proof of funds. New home - quality of workmanship
Hi all, We are due to move to a new home at the end of the month, all looks well and good apart from some minor annoyances. Some might call me picky but spending money on a new build calls for a high standard of work. One thing in particular is the installation of the water heater in the kitchen, this was the last thing to…

Getting stressed with DPS ....
Hi guys, I have recently moved out of a rented house which was in the process of being reposessed from the landlady. (at this point she still owns it and is still the landlady). What is the significance of exchanging as opposed to selling?
I notice on the EA websites that some people who are looking to sell say that they will consider an exchange. What are the advantages to this? Do you just go through the legal procedures of buying and selling as normal, but to each other, or is it a different legal arrangement altogether? Thanks in advance.

I'm due to complete on Friday and am going over there today to make sure the house is empty. Does anyone…
