Accepted offer yeterday and EA has arranged new viewings for today ??

I have posted this at the end of my last thread but though i might get a reply starting a new thread .... i have never sold before so i dont really understand the procedure ???


Well EA called this morning - i was thinking it was to give me the solicitors quotes but the EA wanted to arrange 2 new viewings for today :eek:
I did say we have accepted the offer from yesterday and should we realy be showing new buyers the house?
The EA said that we should continue to show any procedable buyers around untill the other couple have had the survey carried out and we have agreed the sale - is this right ??

Well the first of todays viewers have just left and they seemed to love it, they said that they have no chain but would need to get the morgage offer again as thier last offer has lapsed (they are moving from a different part of the country and decided to wait untill they found one up here they liked)
Well the second of todays viewers are due at 6.30 and again they are procedable - have sold one house and have a house they let out, i think.

How come procedable buyers are like buses - none for ages then they all come at once :mad:

We did have offers before yesterdays but none of them were procedable as they were all waiting to sell theres. I just thought that we shouldnt really be showing other people but the EA said that anything can happen so we should continue to do viewings.

What do you think ???
What will i do if someone from today makes an offer:huh:
I just think that we have already accepeted yesterday and it wouldnt be nice to accept another offer ?

Oh and the EA has just called with the solicitor quotes £440 all in - does this sound ok ??

    If your buyers had spent any money on legal fees or surveys I would say commit to your original offer, but since you only accepted yesterday they can't have done much yet.

    If a higher offer, or from someone more proceedable came in I would accept at this stage. But please keep your current buyers in the loop.

    Thanks for the replies.
    The original offer is 4% under asking - so not a bad offer.
    I think i might just stick with this as they have a cash buyer buying thiers and they are already partway through that sale (i think)
    That is unless the pople tonight offer 10% over askng price and have the cash just waiting - well you never know (i did pray for a sale last weekend at church :D )
    I just feel a bit bad letting other people look - but the EA said that the original buyers could pull out and to just wait untill they have had the survey carried out and we have agreed the sale.

    Beware. My general advice (though there may be exceptions) is not to use the EA's recommended conveyancers.

    Find your own independently (and apart from anything else avoid paying the commission from the conveyancers to the EA's - it'll be built into the legal costs.

    As soon as I accepted an offer on my house my ea canceled all viewings that were booked in. It was her suggestion, as I asked her what I should do about the viewer that was due the following day.

    I think it was very reassuring to my buyer to know that nobody else was going to view and in turn I was gratified that the place I offered on was taken off the market as soon as my offer was accepted (same estage agent)
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    This is purely a moral question for you. As a buyer I would ask the EA to take the house off the market after my offer was accepted.

    Until you exchange you can accept any offer you like. Would a few thousand pounds negate the guilt you'd feel about letting the first buyer down?

    As I said in my thread I think I will just stick with the offer from yesterday. They are in a good poition and I am happy with the price.

    Can you ask the buyer that you have accepted to put down a deposit to show commitment?

    On the properties I've bought I've only made offers conditional on it being taken off the market. I'd rather find a buyer who was committed to me, not one who was going to ditch me the moment they got a better deal. On one occasion I had an owner tell me they had accepted two offers and the first one ready to exchange would be accepted, I pulled out straight away. Their sale fell through as the couple couldn't get a mortgage. Anyway - this is just my preference.

    I'd get the estate agent to inform the people viewing today what the situation is - ie you've accepted an offer. They are welcome to view and decide whether to offer (or not). You will still go with the original offer but will bear the others in mind should somehting unforseen happen with the first offer.
    Just be honest - explain the situation to everyone.
