Suggestion of where to buy in North-West london
Due to work, it seems like I'll have to relocate to North-west london. Work place will be Harrow but I dont mind travelling a bit i.e. 30-40 mins every day. My most important criteria for the location is access to good primary and secondary school. Budget is around 300k, I would ideally want 4 bed property (I understand…

Who's responsibility is a terrace then?
Family own top flat (freehold) of 3 in Vic house. Who is responsible for a crack in the base of a terrace wall when a terrace (with planning permission) has been added over the flat roof part of the flat below, subsequent to the original lease arrangement which only states something to the effect that all structural stuff…

No NHBC on nearly 10 year old house
Hi, hope you can help! We are well down the line on buying a nearly 10 year old house but our solicitor has just found out it doesn't have an NHBC. As the warranty would in any case be very quickly out of date we might be prepared to take the risk on buying without (we'll have a full building survey) but have heard that if…

A big thankyou to all posters
I have been lurking obssessively, and posting occasionally, as I try and remain this side of hysterical whilst waiting for my house sale to come together. Yesterday we exchanged, we move on the 12th. Even when it'is not apparent, every single post helped to keep me anchored. Thankyou so much.

TDS problems
Can anyone advise who governs the TDS. I continue to have issues with the way the TDS is operated, with totally biased responses in favour of tenants during dispute resolution and would like to raise a complaint against them but cannot see who oversees their practises. Is this this FOS or the PO for example....? Thanks.

Reference check jitters
We have been looking for a flat to move as our current contract is running out, found a lovely flat that we adore and put the holding deposit down. Now we're in the credit and reference check stage. It's two couples sharing a 2bed flat and the estate agents called today to ask for 2 people to put forward for the check. The…

Landlord wants to link rent increase to interest rates
Hi everyone, I've rented from a private landlord for two years. We had a fixed term contract for 18 months which changed to a rolling contract in January. Now the landlord has contacted me to say he wants to renew the fixed contract (retroactively, i.e. from January) but since I'm such a good tenant the rent would not be…

Back Dated Billing Issue
I purchased a new flat over 4 years and as such have also been paying maintenance charges each year. I have now received a letter from the management company that they have been instructed by George Wimpey to collect the ground rent from 2007 onwards. Are they legally entitled to do this? Is there a maximum period time…

For sale subject to regulated tenancy.
A house in my area caught my eye because it seemed cheap, I then realised why. Never heard of a regulated tenancy until now. Prospective buyers should be aware that this property is being sold subject to the residing tenants remaining in occupation, therefore vacant possession is not available on completion. We are advised…

Do all rentals usually have inventories?
We're getting ready to sign a lease and there has been no mention of an inventory. It's in Scotland if it makes any diffence, it's a solicitor firm who deals with lettings too that is handling the let and it's a Church of Scotland owned property (unfurnished). Thoughts please? I'm a first time renter so not sure if this is…

Our buyer is seriously messing us about
Agreed a sale with a buyer a seven weeks ago, they wanted the move in date as 30.06.2011 this Thursday. Anyway we agreed 75K on our flat, the HR was to be refreshed, it was valued at 78K instead of 85K which caused an issue with his valuation for his Halifax Vendor Gifted Deposit He then agreed we could get another…
