No NHBC on nearly 10 year old house

Hi, hope you can help! We are well down the line on buying a nearly 10 year old house but our solicitor has just found out it doesn't have an NHBC. As the warranty would in any case be very quickly out of date we might be prepared to take the risk on buying without (we'll have a full building survey) but have heard that if we then wanted to sell - say in 5 years time - nobody would be able to get a mortgage because no NHBC had been issued. Anyone know more?

They won't be asking for NHBC in five years time. The fact it never had one becomes irrelevant.
No one is interested in an expired warranty. The house is mortgageable once 10 years is up.Everything that is supposed to be in heaven is already here on earth.

Thanks - that was quick! But another problem seems to have arisen. The building was signed off in 2001, but the interior was not signed off until 2005 - so would the warranty have a few months to run or 4 years and a few months?0

The policy would be valid from the date of practical completion of the structure - interior finishes won't be covered by the NHBC. There are providers who'll cover the property (Premier Guarantee offer a completed housing policy), but for the time you require it for, it's probably not worthwhile.0
