Gazumped.
Hi, just seeing if anyone has had any similar experiences really or any advice (unlucky, move on is acceptable advice!), might be a bit long winded but better to give the full story.. I have a bit of spare money and have been looking for a while to get a flat, something fairly small, to rent out to get a better return on…

Carpets in a rental property
Hi all, I was hoping for some opinions from LLs for my query. We moved in Feb '10 and apparently the 2 bedrooms had new carpet fitted the Sept/Oct before (so 2009). The carpet is still shedding now and it is extremely irritating. My daughter, who still has a tendancy to crawl at times, always has handfuls of fluff and her…

The 5% gifted deposit
Hi Everyone, I was just wondering if I could get some opinions on the 5% gifted deposit, ideally from someone who has actually recieved it recently, but anyone opinions are valid. My understanding of this is that (for example) a property is on the market at £100,000. The buyer puts in £5,000 and the vendor agrees to sell…

One last question
I've now completed my house purchase and am in the process of getting things sorted out in order to move in over the next week or so. Any time I was in with my solicitor he had a file full of stuff (maps etc.). What happens to all that stuff that was required for the conveyancing? Is there any of it I should ask for a copy…

Opening Offer
Hi All, Going to view a 3-Bed Terraced property on Sunday advertised at £75K. The house was first listed in July at around £79K but has had no viewings or offers, according to the EA. We are FTB's looking to get on the property ladder so starting small. With the Yorkshire Bank's 95% LTV 6.99% mortgage for FTB's the monthly…

Am I obligated to paint my rental house?
We've been in this house for about 4.5 years- naturally there is going to be some wear and tear with regards to the carpet/paint etc. Am I responsible for re-painting or cleaning the carpets? Shouldn't the landlord assume those responsibilities, assuming we leave the house in a generally tidy condition?

Renting with more people than bedrooms
We're trying to find a house to rent in Manchester at the moment, but keep getting rejected by LLs and LAs due to the number of people we have in our group. We have two couples and one single girl, and we'd like to rent a three bed house as any extra rooms would really be a waste of money, and it's very hard to find any…

Planning to rent out my garage - any advice?
Our house came with a separate garage, some distance down the road in a block with about 5 or 6 others. We've never used it for anything and I think it would be a good idea to up our income a little bit by renting it out. We're in an outer London suburb, near two well-used commuter stations, and the road is mainly…

Just put first offer in...
House is on for 136,500. First offer is 116,500 Looking at past prices they bought the house back in 1999 for 50k. The last house to sell on the street was in 2006 at the peak for 126k. I think that's a reasonable first offer. Hoping to get it for between 120k and 125k. 125 is the most we can go to, but we'd be willing to…

Splitting cost of repairs to the freehold
Hi all, would be grateful for some advice with the following issue. We've recently bought our first flat, its a leashold within a larger freehold property, of 3 flats in total. Following the survey, we need to make some repairs to our flat, including the roof section and a new damp proof course. As the roof and the walls…

Developer successfully sues non-completing buyer for full purchase price
Buyer pays non-refundable reservation fee & deposit, concludes missives (exchanges contracts) for the purchase, then doesn't pay purchase price on entry date. Builder/developer sues buyer, awarded full purchase price plus interest. According to other sources, the buyer argued in court that since the builder was retaining…

Auction and pre auction bids
Hi all We have done the silly thing of viewing a house which is in ruins and have fallen in love with it. However it's up for auction. On at a guide price of 300-310,000. Do we want to risk going to auction and losing the house or shall we try a pre auction bid. We've been told 330,000 would be enough to consider taking it…

Bad debt against a house?
Hello all, this is my first post on MSE. I am not sure if this is an appropriate place for this thread but here goes. Final demands and bailiffs letters apart I was wondering if any judgement…

Anyone used Ross Coates for conveyancing?
Been getting a few quotes for a sale/purchase and Ross Coates (www.rosscoates.co.uk) is one of the most reasonable and the company isn't too far from where I live. Has anyone used them before as can't find any reviews (good or bad) through Google. Cheers.

Not made aware property in probate, also advice needed on potential delay on probate
Hi All! I need a little advice on where my partner and I stand with the property we are "supposed" to be purchasing. I had enquired about this house at the beginning of this year and was told contracts were being exchanged later that same week; however the house was never taken off the market. A couple of months ago I…
