Renting with more people than bedrooms

We're trying to find a house to rent in Manchester at the moment, but keep getting rejected by LLs and LAs due to the number of people we have in our group.

We have two couples and one single girl, and we'd like to rent a three bed house as any extra rooms would really be a waste of money, and it's very hard to find any five beds at a reasonable price in the area we want due to a lack of large houses in the local housing stock.

We've looked at three bed and four bed places, but get rejected due to how many of us there are.

Is there a way to make this process easier, like having less people on the contract (is it possible to have lodgers when you're a tenant without breaking normal tenancy contracts?) - I'm aware that those not on the contract would then not legally be tenants and would not legally be liable for rent, etc - or a way to word it so that we don't put the LLs and LAs backs up?

    You need to find an HMO licensed place. Maybe find a student landlord, with an HMO legal house, that's not managed to rent his out (maybe a new landlord that got his timings wrong).

    It's a safety issue when unrelated people share a house - which is why HMO rules exist - and why they were tightened in April this year so you can't really have 3 unrelated people in one house unless it's been fire-proofed/licensed.

    The ways round the system you're proposing are most likely illegal (against the terms of your contract) - and could lead the landlord to be prosecuted as you'd have too many people in the wrong type (unlicensed) house.

    So, now you know the terms/phrases you're looking for: you want to rent a whole HMO as a group.
  • Thank you, PasturesNew. I didn't realise that the law on HMOs had been tightened like that. Back when I was a student I don't remember it being such an issue!

    We'll make sure we're looking for HMOs from now on.

    Manchester has more licensing in place than most - selective licensing also in place, alongside the mandatory.
