At what point does a guest turn into a tenant?
Our landlord is getting snippy about a guest that stays over, claiming that they now live there. At what point does an un-paying guest become a tenant? What would define them as 'living there'? Is it to do with length of stay, circumstances, contributing in other ways? Cheers team!

mortgage valuation
Valuing a property seems to be pretty much a black art. The stock phrase on this board is "its worth what someone is prepared to pay for it" but is there more to it than that? I have put in an offer for a repossed property. It is right at the top of my budget and my offer is slightly more than the amount I would guess…

Lots of viewings, no offers, price too high?
Back in 2006 my parents brought a flat for £265,000 I have been renting this flat from them ever since. January this year they decided to put the flat on the market, and they very kindly said that once it had sold they would give me some of the sale value for a deposit on my own place. The flat was put on the market in Feb…

Selling Without a Solicitor
We are selling our second house. Our solicitor has been closed down and we want to continue selling the house ourselves. Most of the information has already been passed to the buyers solicitor, so we see no reason why we shouldn't be able to finish it off ourselves. The buyers solicitor is saying that we must use a…

Dishonest Scumbag Vendor
Okay, so I posted on this last night. I did some more digging today and withdrew my offer on a property after having wasted £1000 on a survey and legal fees. I initially thought the vendor was just being slow to respond to enquries. The land registry check identified a charge against the freehold for a company called…

Been on market since JANUARY and not had ANYONE look round!
Right I'm starting to get really fed up now. Our house was marketed originally in January with estate agent number 1. We barely had any feedback from this estate agent except a phone call once a month just to say "No we've not had anyone interested..." which we were well aware of anyway! They then used the election as an…
