New Build Negotiations

Hi.
My partner and I are currently in negotiations on a new build property that is on the market at just under £200k. We originally offered £150K after researching the area and reading advise on forums and google etc. This was refused but they offered to pay stamp duty and flooring throughout.
We then went back with £160 and pushed our luck with trying to get the SD and flooring aswell!!
What can I expect to get off the price? Am I am living in a dream world? What state do we think the new build companies are in at the minute?
