Would this put you off buying a house?
I am buying a house which needs specialist building insurance due to a crack on the property. The survey said it was caused by past movement well over 10 years ago but it is not a problem now and a structural survey was not required. My only worry is that when I come to sell the house in 5 - 10 years will it put people off…

I am concerned with things being strung out until then and I would like to exchange and complete on the same day ASAP. I am in the position to stay with friends for as long…

Part Exchange with Bovis
Hi guys, wondering if anybody can offer any advice. Is it worth considering part exchanging a property to buy a new bovis home? I've got a 1 bed flat in cheltenham, which has been on the market since Nov 09 - but have only had 5 viewings - and only 1 viewing this year so far - no interested parties willing to make an offer…

Planning permission - what are my chances?
Hi, I am interested in the possibility of building my own property or looking for a conversion or renovation project. This would be my own home and not a development for profit (currently have a 4 bed property - no mortgage - which I would sell to fund this). I have come accross a 2 acre plot (field) in my preferred area.…

Vacated industrial unit, now served with a bill for £6k for dilipidations
Hi. I took on an old industrial unit to use for car storage as I deal in motor salvage. The management company were fine with the use of the building as it had been used as a motor workshop before. When I viewed the unit it was obvious that it was no car showroom but the price reflected this. I just basically wanted…

Problems with Management Company
Hi All This is my first post and I hope I've posted in the correct area. My problem is with my Management Company at the flat I own. To cut a long story short the maintenance charges are half yearly but they seem to be adding an end of year charge (approx £300) with no explanation as to what that charge accounts for. So I…

Hips4u or Fridays property lawyers?
Anyone used any of these to get hips or sell property? Hips4u are offering to market it online an take care of viewings..they say their fee amounts to a few hundred than the few thousand that you have to pay the normal 'shop' agent. Friday's seems a bit cheaper but I don't know much about them. Anyone sold their house via…

Lease Extension - 81 years left
Hi, I am hoping someone can help! I am considering extending the lease on my flat this year. The lease has 81 years left on it. Ground rent for the flat is currently £150 per year, and the original length of the lease is 99 years. I have lived in the flat for 2 years. I believe the flat would be worth around £205,000 in…

Location - would you buy somewhere mainly because you liked the location?
i have a dilemma - really like the location of a certain property but the property itself doesn't tick many of the boxes!! Yet it did have a good feel to it and I really do prefer the location to other properties that tick a lot more of the boxes and are freehold but in an area I don't like as much. Not much for sale in…

Share of freehold (or not)
Hello It appears from my solicitor that a flat I am in the purchase of buying (haven't exchanged yet, but have mortgage offer, etc.) will not give me a share of the freehold, despite it being advertised as such on the EA's website and in the HIP. It is also an assumption used by the surveyor in the homebuyers report. My…

Do we need to pay CGT on a house sale in Italy?
Hi, Many years ago when my great Aunt died (Italian & Italian resident) she left her flat in Italy to my dad in her will. My dad (English and perm resident in the UK) has now decided to sell it, as we don't use it enough and it's getting too expensive to maintain (old apartment block with charges through every orifice). My…

Moving from London to Birmingham - removal recommendations?
My flat sale is getting to the point where I need to think of removals. We're moving from London to Birmingham. Most of our belongings are in Birmingham already, so it's mainly just furniture in London, not too much just a 2 bedroom flat. Do you think I should get removal company quotes from London or Birmingham? I imagine…

Landlord not received notice
I wrote to my landlord in the middle of last week, giving him notice to end my tenancy at the end of March (coinciding with end of rental period). I sent it first class recorded delivery as so often recommended by this site. Looking at Track and Trace on the GPO website, he was not in when they tried to deliver the letter…
