Lodgers in my house - Do I need landlord's insurance or not?
Hi, I am a home owner and currently rent out 2 of the rooms to 2 lodgers who I live with. Is it worth me paying more for landlord's insurance, or will regular home owner's insurance (with a declaration that I have 2 lodgers) suffice? Cheers

Want to Move ... Do I Deserve a Spot of Luxury ... Should I Blow 90% Income on It?
OK, so that sounds a crazy idea, right? But I really fancy a change and as I can only afford property that is less than LHA would pay out (and I don't get benefits), then to get a "bit of a nice place" (that most of you lot would poo-poo for being small), I figure I have to pay about £100/month more than the LHA rate to…

Retaining tenant's deposit
My tenants have just moved out of the flat and I have filled out the DPS form on retaining part of the deposit. The deposit I want to retain is quite high (£1,000 out of £1,661) however at least £800 of that is agreed with the tenants as it relates to unpaid rent in the last month and additional days they stayed. I know…

Under Offer - find out what the offer is?
If I go to view a house that's 'under offer' will I be able to find out what the offer is or do I just have to take a chance and put in an offer that I think will beat it?

Buying a repossession - time limit for exchange?
We had an offer accepted on a repossession two weeks ago and were told that the reposession company wanted us to exchange within 28 days. At the time this didn't seem like a problem since we're FTBs with a 15% deposit, AIP, good credit rating and stable employment history etc.. However, we've experienced a number of delays…

Surveys and down-valuing
Our house is for sale and we have accepted an offer. However the buyers survey has valued the house at £7k less than the price we accepted. We have no choice but to accept the reduced offer - we don't want to lose the sale and could easily get the same surveyor again. Do we have any recourse against the surveyor? The…

Stick with me and I'll try to explain this best. My parents who are both severly disabled bought an ex-council property in the 1980's, since them they have both become disabled. Now I've found out that the house has asbestos in a bin cupboard that is sealed up, the cupboard is 2-3ft squared. They also have old artex on the…

Renting to DSS
Hi, I have a couple of properties that I let out in Portsmouth. Until now I have always used an agent and they have steered me away from taking on DSS residents. I'm thinking of renting directly next time round and have seen a lot of adverts for people on DSS looking for property in the region. Any advice? I don't want to…

Interest only or repayment, letting a house
We let out our old property, it was valued at £65k when we got permission from the mortgage company to let it, and we have roughly £42k outstanding on the mortgage at the minute. We let the property out for £375 per month and are currently paying interest only on the mortage, and have been for the last 6 month. We have 12…

Tenant Has Rejected Deposit Protection Scheme
Hi, I am a little confused concerning the deposit of an ex-tenant. I had a check-out carried out, with both the tenant and landlord present. The tenant duly signed the check-out/inventory, therefore agreeing that the flat needed cleaning & there were some missing items & damage. The tenant ultimately did not agree to the…

Landord replacing carpets when tennants don't want to... advice please
Hi All, I am on an asured shorthold tennancy agreement which is 'rolling over' (i.e. the 6 month fixed period is up and we're on the kind of tennancy where we give 1 months notice to leave and the landlord gives us 2). I share with two other guys, and we are not responsible for each other's rent (i.e we have individual…
