Survey valuation less than offer
Good evening This is another 'survey valuation less than offer thread' however I am not trying to up the valuation. I am a cash buyer (after the sale of my house) and the asking price was 495K, Ito be honest I didn't think it was worth anywhere near this however my OH loved it. I placed an offer of 420K which was rejected…

Can I sell my house for a lot less than it's worth?
Hi, I'm about to move and my brother has said he would like to buy my house. It's valued at about £230k Can I sell it to him for a lot less i.e £175k to avoid stamp duty? If he decided to then 'gift me' some money i.e. another £50k, is this legal? It seems OK to do, but I'm sure you guys know better than me. Thanks

Dodgy maintaince fund and not told of natural spring under house
Please could anyone give me any advice on the following? Sorry that this is long but there are three main problems. The last the one concerns me most I brought a flat in Nov 07. 1 All flat owners have a share of the freehold but there was no management company. When buying I was promised that all owners were in agreement…

How much to offer?
I realise that this is probably a difficult question to answer when you haven't seen the house in question but I thought I'd seek your opinion anyway. We've found a 3-bed semi in a fairly decent area in Basingstoke. Our budget is £180k but we've had a look at the figures and could go up to £190k if we really had to. After…

Worried about bank valuation . . . .
After a long time looking and several let downs (refused offers and 1 gazump), we have found a lovely home that we want to call our own. We put in our offer and after some negotiations, have agreed on a purchase price of £155k down from £165k. We're estatically happy that everything seems to be going well but we have one…

"reasonable wear and tear" on small items?
Hi all, Our privately rented flat included a lot of small items on the inventory - e.g. toaster and kettle, mugs and wineglasses, cutlery and crockery etc. What would be 'reasonable wear and tear' for these items over 2 years tenancy? None of them were expensive/quality items at all but it's one more thing to think about!…

Letting Agency franchisees "stripped of licences"
Estate Agency Today has a news item here about 3 franchisees and an investigation £190,000 worth of tenancy deposits. Couldn't see any mention of this on the franchisor's own website however, just the usual LA self backslapping. Wonder what auditing processes are in place? There's a thread elsewhere on the board about a…

Estate Agencies expelled by POS still able to deal with lettings
Two Estate Agencies expelled by the Property Ombudsman Service, after failing to pay awards made against them, may apparently *still* be allowed to deal with Residential Lettings  See here for report. Some of the complaints at the root of the awards are reported elsewhere to be related to fee charging and that…

End of tenancy issues/Deposit return
Hello I am looking for little bit of advice regarding what I should do when moving out of my rented house this Thursday. This might be a little bit of a long post so apologies in advance about that. I rented my house last October through a letting agent but since then the house has been managed by the landlord himself. The…

Sliding Doors ...
I wonder if anybody on here has ever been discussing a repo, that somebody else on this site was discussing when they were about to be repo'd. I wonder if anybody on here has ever just put an offer in for the house of somebody who is in here saying they hope they get an offer soon because they're going nuts. :) I did see…

The garden - is my landlord being reasonable??
Hi, Some advice please: I moved into this house in September 2007. When I moved in the back garden was like a jungle. As it was September I didn't do much with it except mow the grass and get as many weeds out of the path as possible. On close inspection I could see there used to be a flower bed, but the only flowers…

Tell estate agent about size of deposit?
When you find a house that you want to put a offer in for, I understand that you need to tell the estate agent, so they pass it on to the vendors, that you have a deposit and an agreement in principle to say that you can get a mortgage. I can afford a deposit of £50k, should I tell the estate agent I have such a large…
