I got consent to let from nationwide, just phone them up and they will send you a form, out they told me it would be at no extra cost and i would stay on the residential rate, i didnt go ahead with it in the end and i have now secured another residential mortgage, from a company that charges a fee to get consent to let, but they still let you stay on the residential rate.
As for letting agents there are loads in the west midlands, i had four come round mine and i had advice from a friend who manages his own properties, if i do it in the future i will have a go myself, the agents i seen did not seem to be that good, and froma lot of stories oim reading on this very forum a lot of them are not worth the money they take from you each month.
People will say agents are worth having get the right references and rent guarantee insurance and you should be okay, if you get a tenant not paying and you have a agent they will just pass the cost on to you to remove the tenant so why pay them ????
