Help needed ASAP
In May 2007, my partner and I bought a one-bedroom flat for £83,950. It was a dream, lovely location, great starter home. We took a 3 year fixed rate mortgage. However, it was not long until things turned sour. The relationship is over. I am now looking, as one of the owners, what would be the solution which incurs the…

Insufficient inventory
I moved into a flat a month ago, it's the fourth place that I have rented privately so I'm certainly not new at this, and I have never experienced problems with landlords before. After moving in, it took nearly 3 weeks to receive the inventory, and after receiving it we felt it was not detailed enough. In particular, it…

Thinking of Letting my House / Tax
I'm looking into letting my house to a friend. I plan to let the B/S, Inland Revenue and insurance company know to keep it all above-board. I only want to cover my mortgage, so if I let it for a year at £400 per month and didn't have any other income that tax year I wouldn't pay tax as I'd be within the allowance. Is that…

House swap??
Hi, first time posting on this board so if I'm in the wrong place I'm sorry! We've had our house on the market a while and been approached by someone with the suggestion of a house-swap. Not a part exchange but a straight swap. Their house, on the face of it, seems to be just what we are looking for and the values are…

HMO Fire regulations
Hi, I'm considering renting out four bedroomed semi-detached house I own instead of selling, I would therefore be looking at having four tenants in the household (not related - most likely students). I presume this would class the house as an HMO? My question is what regulations would I be looking at having to put in place…

The Gazundering Challenge
Morning all - Long-term user, first-time poster. Here's a puzzle for you: My missus and I bought a flat off-plan 18 months ago to let out. Before I get the earful for being mean and horrible people - imagine, pricing first-time buyers out of the market, the cheek! - we wanted to buy it, rent it for a few years and sell it…

Can anyone recommend good BTL insurance?
Ive been surfing looking at different options and there is, as always, too much choice! All I need is minimal contents insurance of, say £5000 each for 2 flats and would also like some sort of rental cover but dont really understand how this works. Dont need buildings insurance as this is covered by the management company…

Rent or Sell
My partner and I have our own houses and we have now talked about moving in together. His house is worth slightly more than mine and slightly bigger so we have decided that we will move into his house, until the market picks up again then we will sell his house and buy one between us. With the present climate we are unsure…

How best to fund re-development
Hi All I have a seen a bungalow which in my view with some modernisation could be a good way to earn some extra bucks! What I wanted to know is how best to fund the purchase / building works to get this project off the ground. Currently I don’t have a great deal of savings ..could possible stretch to 5% deposit of the…

Agricultural Occupancy Condition
Anyone had experience of this? "Subject to Agricultural Occupancy Condition" I assume it means you've got to be an agricultural worker to live there - and I think I've heard of a case which someone kept a few pigs to comply - but it's a nice plot with 15 acres of land that I'm sure a few sheepies would love to roam on...

Is it all over yet?
Well, no banks have failed in the last week. Sachs-gate has replaced "downturn" on the news. Peston has had his 15 mins of fame (though I think he looks like a plastic muppet with a wig). I didn't need to stock up on beans and flour. I suppose I should continue to stay in renting for a few months until the sellers stop…

Who pays for "further investigation"?
Hi, We have just had a survey done on our house as we are selling it. The surveyor highlighted something that needed "further investigation" (won't necessarily be a problem, but the buyer wants a report on it, understandably). Who should pay for this? Is it the buyer or the seller? I would have thought that if the buyer…

Likelihood of winning in the small claims court: Non paying guarantor
Would be grateful if anyone particularly of a legal background could help me here. In the spring, a tenant of mine vacated my house as per the tenancy agreement. However, she had not paid the last 2 months rent before she left claiming some sort of problem with her housing benefit which she was paid directly. As a result,…

Any clues to repossessions?
Apart from the notices on the door / window is there any way to find out if it has been repossessed? The EA sometimes won't tell you. So I was thinking, if I did a £4 landregistry search would that tell me? Would it also tell me the name of the last 2 or 3 owners or only the present owner?
