taking house off market?

Hi,
we have decided to take our house off the market and put it back on after xmas feb/march, but when i spoke to the Ea he said that if i take it off and put it on again i will have to pay for the hip again, is this correct?
he said the hip is only valid for continuous marketing

i bought the hip through myhomepack.

is this just a ploy by the Ea to keep us on his books.

any info and advice would be great

    I believe bride, that if it's off the market for more than 2 weeks, new HIP req.

    what if it's "marketed" privately? No HIPS should be payable, it's not as if being on the market is set hard and fast as EA's are not regulated or anything like that.

    I'd leave it on. Just decline viewings until then - easy done unless you're being inundated with people wanting to view your house.

    Im afraid your EA is right Bride, you have been quiet on the selling thread, not much interest?
    If you want to sell, why not keep it on, I know its a quiet time of year, but theres normally less coming on to the market, so less competition. I have sold a house on xmas eve before!
    If your fed up with doing the viewings get the EA to do them.

    we would leave it on but christmas is my busiest time of year with my job (wedding &event planner) and my husband is away until january so house will not be very tidy and i will have a lot of stuff in boxes ect for about 15+ xmas parties.

    we have had a lot of viewings and good feedback but most of the people hadnt sold their houses, one put an offer of interest and said she would put a offer in but not until her house sells and she has not had a viewing yet.

    Just change the asking price to £100 million - at least that may get you noticed!

    You can just market it privately - stick a free ad on gumtree or some such. As long as it is being continously marketed you won't need a new HIP.

    What's the point in taking it off the market? You're going to to have to put it back on a much lower price in February or March if you do.
