Alternatively you could tell you EA that you will only accept viewings from proceedable buyers. We did this after 7 months on the market. We've not had a single viewing since then so at least we're not tidying up unnecessarily. In fact we no longer expect viewings and plan to wait out the quiet period and then probably reduce the price again in the Spring. Although we do have a viewing on Monday...fingers crossed.

What's the point in taking it off the market? You're going to to have to put it back on a much lower price in February or March if you do.
thanks for the reply, we want to take it off the market over christmas and dont know if we are going to put it back on now. we are not desperate to move just wanted to move to a bigger house whilst the prices were dropping.
but now we are looking into getting a extension and doing a few extra bits to the house.
also i rang the hip company today and they have said (and i chechked the documensts) as i purchased the hip myself not througha Ea i can take the house off or put on as many time as i want within a year of purchase without having to pay for another hip to be done.
i also rang another Ea and they siad the same that i wouldnt need to pay for another hip within the year
