Can anyone recommend good BTL insurance?
All I need is minimal contents insurance of, say £5000 each for 2 flats and would also like some sort of rental cover but dont really understand how this works. Dont need buildings insurance as this is covered by the management company we pay a factors fee to.
Can we arrange it when the flat is empty? how do we prove rental income - will they need to see our tenancy agreements? And does it cover short term renting or only Shorthold 6 month at a time rentals?
Sorry for so many questions!
Any advice would be very welcome!

Probably best to go via propertyhawk or landlordzone websites. Often Letting agents have their own insurance schemes. Arranging it while it is empty is usually not a problem but some insurance policies change the cover level if the property is still empty after a certain time.0

Try Alan Boswell - if you're a member of the Scottish Association of LLs (membership fee can be set against rental income for tax purposes) you should get a discount.0

HI
I have just changed all my buildings cover over to this company and saved £1800.
Give them a try and see what prices you get.

Why on earth do you need to prove rental income to insurance companies for contents?
I use Alan Boswell, mentioned previously in this thread0 -

Crikey - calm down!! My thread asked if I wanted to get rental cover insurance, would I need to prove rental income. Im well aware that rental income does not affect contents insurance.Feel free to thank me, it makes my toes tingle and my ears go warm :T0 -
