Cheapest EPC certificate in the country -NOT!!

I googled EPC and up came express-epc.co.uk right at the top of the listings. They claim to offer EPC's for £29.95 but in reality its a lot more.

Must be against googles advertising policies surely.

Anyone like to comment?

Am I likely to be out of pocket - its alot of money for me.

  • well i pay 50.00 for mine done and i consider that reasonable..Its a lot more if you chose to use the LA testers.

    Both on the Google ad and on their own website the EPC is stated as being available *from* £29.95, so they would need to have just one DEA offering this in one area at £29.95

    If you think they are breaching the "rules" then ask your trading standards officer for guidance on the issue.

    You may prefer to use a company/DEA whose actual EPC provision price is displayed clearly from the start.

    Any ad that contains a price preceded by the word "from" is likely to mean that their service costs you personally more than that minimum figure IMO

    Find a local one from word of mouth, or googling your town/city and EPC.

    Advertising standards agency if you think the ad is misleading.

    Almost everywhere puts "From" ... and it's a nightmare trying to decipher what that means sometimes.

  • Amazing, I tried again and I got through and it said EPC for £5, what shall I do, still got the screen open so I could in theory be getting an EPC for £5. They have no terms and conditions, is this usual for an epc company who is offering a national epc service?

    So it is the lowest epc provider in the country :j
  • Hi Starry123 express-epc are becoming renowned in the Domestic Energy Assessor (DEA) industry as a fairly corrupt company. They use a reverse bid process to pay the lowest possible fee to the DEA, in reality this means the DEA is likely to be doing the EPC for less than £20. I understand that a number of clients have not received the EPC or it has contained a number of inaccuracies. And not that you guys would be too concerned, but a large proportion of the DEAs have not been paid by Express EPC. I would suggest contacting a DEA directly, you can find a DEA local to you property by going to www epcregister com there is a facility to search for DEAs by postcode. If you contact the assessor directly you have far better chance of getting a realistic price and the actual EPC at the end of it. In addition, by arranging it directly you have a much better chance of addressing any issues with the DEA rather than a disinterested call centre operative.
  • Another site to try is http://www.localsurveyorsdirect.co.uk/energy-performance-certificates-epc.aspx and if you put an enquiry in then you generally get tow or three inspectors phoning or e-mailing you within a day or so.

    bekstart - always good to have warning of potentially "odd" business methods but note MSE forum rules, which you may not yet have had chance to look through as a newbie.:)
    We can be liable for what you post. This isn’t a ‘freedom of speech site’ as when you post something not only are you liable, but we can be liable too as the publisher once we have notice of it....... though of course our aim is to ensure legit info about saving money or fighting for consumer rights stays.
  • A great thread and start to looking for an EPC..my tip with using any company is type in business name and key words ....eg Express-EPC complaint , dont pay etc into a search engine. This will bring up any info you may need about a company.

    Wish i had done this with a few companies i thought i was getting a great deal with

    so probably yes, the lowest provider of epc's in the country.

    whether u can trust them or the guys working for them can trust them is a different matter howvever
